I need a few changes to an existing plan 3 bedrooms 2bath open plan kitchen/living Veranda and single garage Cost per sq m on these changes and municipal approval? I need plans for a house on 3 levels, bottom should be a double oversized garage with storage in the back and a large rumpus room to the right with a mudroom on this level. The middle floor is the kitchen, living, dining area. I want a butler’s pantry and a powder room and a large deck that will form a carport over the garage doors. Top floor I want 3 bedrooms and a study with ensuite and walk in robe to the main bedroom and a second bathroom. I would like to convert our corner plot to a carport area with some I.R.B sheets to inclosing the open area that is facing the road.But we have completed the boundary wall facing the road with some vibracrete fencing which is 8slabs high and I have a good idea how to make use of it but I am going to need a good acritect to make sure that it is right way and to submit it to the original plans of the house.
