When do I need a building permit in South Africa?
In South Africa, building applications for the construction of property and land use are highly regulated.
I want to build a 13 room house on a plot situated new a dam. Master bedroom will be facing the dam with glass doors & a walk in-closet, 3 bedrooms, 2 bathroom (en-suite & guest), laundry room (with a sun roof for sunlight), double garage, mud room, wooden pizza oven outside. Kitchen & lounge will be open plan (glass only). Need a plan to be approved & submitted to receive housing finance
This is for a draft man, but not registered to submit at council. I have done a design of flats that i want to build on a existing erf with a existing building (so basically a garden cottage). I need the drawings to be checked and changed according to standards and to submit the plans for approval at the local authorities and possibly apply of building line relaxation.

Current house is 24 yrs. old. The veranda is 90 sqm.It has a Victorian style look.The roof is hipped.I want to convert it into 2 apartments.The house has a lounge ,dining room with 4.5 bed- room room and study room. with 2 bahroom. Need costs for planning assistance please - 2 mods to 1 house. Want to convert a part of a large house to a separate granny flat and also build a new adjoining 1-car garage for it. (There is an existing large open-plan workroom that has an en-suite existing bathroom (at the end of one side of a house), want to change this into a granny-flat) Also want to build a new small workroom extension on the other side of the house (size of a single garage with entrance into the house). Need plans drawn up, and costing to execute this project.

At the moment, our lounge dining room and kitchen are open planned. There’s a loft above the kitchen. We would like to extend the lounge(by 3m) and give our house a modern finish. We would like to build a double volume lounge ,dining room. Outside the kitchen is an entertainment area which is 6x6m, we would like to incorporate the entertainment with the house.
