Currently, have a 2 bedroom home, and my plan is to extend the house to a double-storey. I want a three-bedroom at the top, a master bedroom with an ensuite and another bathroom for kids. I am planning to build a double-storey building that will be divided into two. The top floor has to be more like a normal house plan i.e. 2 bedrooms, dining area, open plan kitchen and bathroom. I plan to close up an existing carport with brick walls and a manual chromadec roll up door in front. The dimension of the opening where I want to fit the door is 4.1meter wide and 2.1meter high. The pace above the door opening is is mm to the roof. There is also mm wall both sides of the opening. I am not sure if a standard door will fit in this space? We need a quotation for the supply of swing clearvu gate for the entry and exit at Homestead Manor situated at 68 B Homestead Avenue, Bryanston. The entry swing gates are roughly 2.5 meters each (5 meters in total) and the exit swing gates are roughly 2.5 meters each (5 meters in total) The gates must be pvc coated (Dark grey or black in colour) The aperture must be 76 X 12 mm.
Problem : Mazista Natural Slate Roof replacement (or fully refurbish with new underlayer). My slate roof is in need of full underlay refurb / replacement by specialist slater, or full replacement alternatives eg . metal, shingle etc. It is steeply pitched double storey at 51 deg with multiple large dormers ( x7 ). Total sloped (ie. slated) roof surface is sqm. The fibre-cement gutters can support ladders. Cost of full underlay refurb versus new outer material covering will be key, however migration to a much lighter roofing material like steel (1/5 est) is a strong factor since de-trussing inner sections will allow creation of wanted loft space, so may override cost concerns. Currently replacement thinking is new Standing Seam metal zincalume type covering (if possible due to complexity of dormer valleys), but also metal shingle look alike products, or simply Everite fibre-cement mitred slates. Bearing in mind that the current trusses will be more than capable of supporting any other roofing material without much modification. P.S. The ultimate goal is to make this home more spacious. Much bigger room in the living room/dining room and kitchen - still keep them open plan. Outdoor entertainment space on the side of the house, possibly next to the living room. Additional space in the bedroom and if possible bathrooms as well. And the addition of a double garage.
