When do I need a building permit in South Africa?
In South Africa, building applications for the construction of property and land use are highly regulated.
Good day, I am interested in buying a plot, yet need to know what my spend will be for a 2 bed 2 bathroom on suite, large open please lounge kitchen dinning room office space, possibly double garage/carport and possibly 25x2.m salt pool - off the grid options available and preferred... Within guidelines of a development.
We built our own house about 5 years ago but never finished the entrance/upstairs living area in terms of design and finishes. It has basically remained an open unfinished space since we moved in. We are now at the point whereby we would like to make use of the area but due to shape/size we are at a bit of a loss at how best to utilize the space. Hence the reason I am contacting you. Ideally I would like somebody to come in and construct some suggestions for review before proceeding to complete finish of project ranging from painting and wallpapering to installation of furnishings such as rugs, sofas, plants etc.
Plans for solar panels, rain water harvesting and noise reduction in area exposed to heavy traffic. Length of traffic exposure =50metres. Require advert board like steel structures and membrane to reduce noise while water harvesting into tanks will also carry solar panels for off grid electricity supply
Looking to make a few additions and renovations. Remove a wall to have an open plan kitchen. Extend a section outside along the garage to create a Skullary wash up area for the kitchen. I just bought a house and the current kitchen is too small and is upstairs close to bedrooms. There was a room that I believe was initially a garage which I would like to turn into a new kitchen but it's 10m length but only 3m width and now am not sure if this kitchen will be nice there. Again I would like to make additions. 2 bedrooms and living room, preferably a double storey add-on. Finally this house has a pool in front yard and I would like a privacy wall that will look nice .

Add to ground floor and fully extend upwards. Re-model ground floor. Ground floor: Lounge, dining room, kitchen, scullery and possible separate suite with full bathroom. Back porch. Convert double garage to double storey office with access to guess toilet. Top floor: 4 x bedroom with one ensuite, separate family bathroom and toilet, family room and two balcony's.
I am still in the investigative stage of my project. I have found a stand and I plan on making an offer. I want to build a single storey, 4 bedroom house all with en suites, a study, kitchen with scullery, double garage, braai area ,open plan living area. May i request an indicative cost for the architectural work.
We are in the process of designing a home that is to be built in a wildlife estate in Hoedspruit, Limpopo. Key design features include: - Single story, between and sqm, 3 bedrooms with a double garage. - 35 degree Croma deck roofing. - Off-grid infrastructure with % solar power, Eskom power as back-up. - Underground grey water tank (Showers, basins excluding kitchen and washing machine water outlet). - French drain self managed sewer system, given that the estate does not accommodate for municipal sewage infrastructure. We have a proposed layout in mind with basic floor sketches available, which should make the architecture design phase of this initiative reasonably quick and easy.
The property is below road level n it very steep. We planning on cutting the hill n backfill the front..level n retain. After we cut, we planning on building 3 small bedrooms to accommodate bed n built in cardboards. With separate toilet n shower. Separate laundry room. On top, have double garage
