It's my first house project. My current location is Witbank. The house is supposed to be built in Thohoyandou, Venda Limpopo. I have an idea of the house and the details of the house. Approximately +/- sqm
Two bedroom, kitchen, sitting room and one toilet. Would like to add a dinning room. Nothing has been done since the early '80 when it was built. The plan is to flip the house and renovat it and add a room. Considering that it is a old structure, would like change the roofing, timber, and ceiling. Plastering, tiling, electricity and plumbing.
- Remove existing wadrobes (2.5 x 0.56 m) & install them in the outside room - Remove bath (1.94 x 1.21 m) - Build wall separating bathroom (remaining shower, toilet & basin) from the closet (see below) - remove part of window & brick it - Install walk in closet where the bath is & mirror entry door - may need to remodel the rest of the bathroom Will need plan to agree on the design before we start.
Upgrade of bathroom: remove existing tiles on floors and walls; Install new mid-range tiles; convert large shower into a bath/shower combo with clear partition and recessed shelf; upgrade existing double vanity with new countertop, sinks, and hardware; remove bidet but keep existing toilet; paint section of walls where not retiled; (Not sure if plans are required?)
It's a moving in clean so the house is still empty. 3 bedrooms and 2 bathrooms. Window cleaning and cleaning inside the oven and cupboards is required. Cleaning of the walls is also required. The living room has a high ceiling with beams and I would like the beams to be cleaned so a ladder is required. The blinds also need to be cleaned.
Important notes: 1. Property to be built on a private nature reserve. 2. Erf is zoned as rural. 3. There is no electricity, so it will require a generator if need be. 4. NO TRUCKS can reach the stands. The roads allow for bakkies, possibly with a trailer. 3 Tonne truck should also be fine. 5. Builders are not allowed to stay on the stand overnight. There is accommodation available at the farm gate (about 10km or so from the stand).
Good day I am looking for a construction company to make quote, built and renovate existing property with their money and I pay them on monthly basis , these bachelor rooms I want them for rental , I wish you will be able to assist me with this project n draw contract as to how I will pay and duration of payment. It is a room below the main house that is used for storage, we want to change it into a bedroom with a bathroom (including shower and toilet) We need it to have the same finishes as the main house. The only difficulty will be getting the plumbing for a toilet in there as it may need to be pumped upwards into the main sewage line.
Looking to build a property on a stand which I would like to make purchase of. Something very modern, industrial residential. The stand is in Kyalami area. The image attached is some design inspiration, no tiles or paint. Just bricks and screed. Would like to understand current costs to build from ground up. My banker said to find estimates from contractors to match into a building bond.
Bathroom Renovation: Remove old bath sink and install a new one same type with new taps, install floor tiles and wall tiles, install hand washing basin with new taps and repaint the whole bathroom. Kitchen Renovation: Remove wooden floor and install new tiles, replace 4 existing wooden cupboards mounted on the wall and 5 replace existing lower cupboards. repaint the whole kitchen, install wall kitchen tiles.
