Good day, I am working on a building project and wanted to find out how many 1-bedroom units can be built on land approximately 1 .58 square meters big. This includes parking and enough space to avoid clutter. The building can also be 2 stories high. Also, roughly how much would the entire project cost? Kindly provide us with a rough bill of finishes and project costs on everything on the building plan in your breakdown quote as shown in the building plan as well as follows: - • Substructure: plain and flat level of land with no slope or sleep fall of ground, only standard 20MPa concrete foundation, a minimum of xmm strips without reinforcing system; • Superstructure: all external walls and some of the internal walls are mm thick and the rest are mm thick wall and finished with 10mm thick plaster to all internals and 20mm thick to externals; • Roof structure: - o Roof style is mono-pitch with parapet walls and ceilings fixed under timber rafters; o Roof covering to be hot-dip galvanised sheeting in IBR profile (box rib: 36mm deep & mm pitch) and a minimum of 0.5mm thick full hard, no paint over; o Quality reflective foil sheeting (a silver radiant barrier, using grade D – unreinforced, one surface reflective at minimum of 1 R-value) underlay beneath roof sheeting is compulsorily required; o Insulation in the roof is compulsorily required --- ‘mm thick flexible fibre glass blanket’ to the minimum 3.3 R-value; o NO ceiling and insulation in the garage building; o Quality waterproofing membrane to all parapet walls and all flashings to be used with galvanised sheeting and coated with quality waterproofing paint; • Dura painting products are to be only used and applied with two coats to all surfaces, such as plasterwork, ceilings, door frames and doors, etc.; • Full painting on all new work only both external and internal walls – one undercoat primer plus two coats of Dura paint – colours to Owner’s specification; • Floor ceramic tile --- no porcelain type and prime cost to be between R90 and R, no cheaper or higher than these PC prices (proof of purchase for verification purposes); • Wall ceramic tile --- porcelain prime cost to be between R80 and R, no cheaper or higher than these PC prices (proof of purchase for verification purposes); • Ceiling: minimum of 6.4mm thick gypsum board ceiling on Grade 6 SA Pine 38x38mm brandering with STD and standard 75mm cove polystyrene cornice all around each new room used adhesive only, except the garage; • Standard galvanised gutters and raining-water down-pipes to be painted with galvanized primer plus two coats of quality enamel paint; • One l capacity electrical geyser and one l solar-heating-system geyser with warranty; • Two items of mm diameter (transparent clear colour) SupaVent turbine ventilation (purchased only from www.turbovent.co.za/turbine_supavent.html); • All window frames to be bronzed-coloured aluminium, all glasses to be single anneal glazing at a minimum of 4mm, no less; • Only a driveway (ideally 5m wide by 15m long) is to be laid with standard paving brick; • Standard toilets, baths, basins, shower bases and taps (no economy products to be bought) and an official Plumber Compliance of Certificate is compulsorily required; • You may provide all lighting fittings (standard types) and all electrical covers and sockets, etc. to be installed with standard type products and an official Electrical Compliance of Certificate; • All kitchen units, countertops, and built-in-cupboard units, including bedroom BICs, will be installed as plain and standard design using white melamine; NO landscape/garden/lawn work is required for quotation. My place is in Welkom. I'm busy trying to do rezoning and the town planner suggested that I should get an architect to do a plan for me. According to him he said the municipality can only allow 8 rooms. My wishes: 8 rooms, I wanted more if possible but with the restrictions in that municipality it might be a problem according to the town planner. I also need each room to have small kitchen area, place to sleep, and toilet with shower.
I work for the South African Police Service and we will be having our year-end function soon. The photography will not be covered by the department so I am looking for a good, yet affordable option for 80 people. We are looking at either a full day photographer to take pictures or to hire a photo booth. Please advise on which option will be best and also confirm if you provide props as well?
1. Balcony window • Re-secure the window bar’s fittings into the correct position across the width of the window. (The window bar came loose and is currently held in place with cable ties.) 2. Balcony wall (Option 1 - Seal & paint) • Remove all paint off balcony wall down to original brick work • Apply x2 coats of xypex concentrate • Apply primer once xypex has dried • Apply x2 coats white bathroom paint (mould-proof) to entire balcony wall, surrounding balcony walls and balcony ceiling 3. Balcony wall (Option 2 - Paint only) • Apply x2 coats white bathroom paint (mould-proof) to entire balcony wall, surrounding balcony walls and balcony ceiling 4. Kitchen wall • Break through a section of the kitchen wall to create a 'sort of' half wall between the kitchen and living room, given the potential structural limitations of the wall. The aim is: To have light carry through from the kitchen to the lounge in the afternoon, and from the lounge to the kitchen in the morning. The apartment is quite dark. To create more of a connection between the kitchen and the living area, making it feel less isolated, but still separated. To ever so slightly increase the usable surface area in the kitchen. 5. Parquet floor sanding • Sand down the parquet floor and baseboards in the bedroom, lounge and entry-way. Then, re-stain with a light stain to remove scratches, stick down loose pieces and overall lighten the apartment. Thanks so much!
House size on plans including Garage is about 19m long x 9.5m wide. Its leaking at 2 places need sealant as well. Just want an estimate of Painting a Tile roof. Repair/replace a litre solar geyser. This litre solar geyser is using geyser wise and currently does not heat the water. The diagnosis given by technician is that the system was damaged by loadshedding. I'm looking at the possibility of converting this geyser to a "solar power only" geyser.
The above mentioned store was previously registered in my fathers name. My Father has been ill for a year now and we decided to move the store to my moms name. I am not sure if the previous account has submitted the returns to date before my mom took over the store and I would also need assistance in submitting the current tax returns.
My daughter is turning 10 and wants a 80’s themed birthday party. Something like a “disco-like” set-up, boombox, karaoke. She also wants a Photo Booth, mocktail stand, popcorn machine. She wants make-up and wigs to try on. Perhaps a long low table with cushions on the lawn as opposed to chairs. We have a pool which she also wants to incorporate, but depending on the weather.
