The scope of the work includes: • Painting the entire interior of the house. • Painting the front and back exterior walls, from the wall plate upwards only. Please note: the small triangle section at the top (previously another material) will now be plastered, and should also be included in the painting work. • The ceiling should also be painted. Hello. I have just bought a home in Riebeek West and was told that there are no problems with the roof. Unfortunately it is leaking and when looking at the ceiling it looks like it has been happening for a long time. I would like to find out if it has been a problem for a long time and I would like to have it sealed too.
I used a company last week to do patch up work on places where there were cracks and dampness. They used the following: Paint Crack filler Damp shield The owners were not happy with the texture of the patch up work and I want a quote to try and smooth out the texture and get it as close to the original paint as possible.
1. That the roof sheets and waterproofing are in a deteriorated state. 2. The sheets show signs of corrosion, deformation, and surface wear, especially at joints and overlaps, with visible gaps that reduce water resistance. 3. The material is cracked, worn, and in some areas has failed completely, exposing sections of the roof to potential leaks during rainfall. 4. Dirt, leaves, and other debris have accumulated in the roof valley and along joints, obstructing water flow, causing backflow, and accelerating deterioration.
Our neighbours built raised their wall and the winter rain was falling on our roof. They did not put in a pipe for drainage until later on and as a result the water remained on our roof as our roof is not very sloped. Since then the think pink material inside the ceiling is soaked and because the gap between the roof and ceiling isn't much there's very little circulation. The ceiling is now hanging in one section of the house and there's leaks in the house. The water also drips down the walls from where the skirting is loose. We now have a dampness issue in the house. When the sun is out the water runs down the walls and leaks in the house. We have metal sheets on the roof at the bottom.
