Im married in community of property but the wife want to claim everything. I built the house alone.She did not work and helped me. I moved out of the house 14 months ago due to her emotional abuse. I got a heart condition and could not take the abuse anymore Im paying my car to the finance company off alone but she want to claim the car as well. I need help in this matter please

Landlord withholding full deposit with claims of deep cleaning and property repair that was not brought up in the final walkthrough. Every time we contact them further, a new list of grievances appears. They're making it sound like the money has already been taken and used and are giving us no choice but to accept the deposit with the unfair and disputed deductions on the 14th of Nov .
Me and ex wife sold our house to our son. He agreed to paying us monthly but he stopped paying us. That happened in . He was paying good for only the first year, after that we struggled. At present, we are living in different countries: I reside in China with our son, while my husband is currently living in Dubai. Given that our marriage was registered in South Africa but we are now based abroad, I would like to know: 1. Whether your firm is able to assist with filing and completing a divorce under South African law. 2. What documents or information you would require from me to begin the process. 3. Whether my physical presence in South Africa is necessary, or if the divorce can be processed remotely. 4. Any additional procedures required because of the international jurisdictions involved (South Africa, Egypt, UAE, and China). 5. What the estimated timelines would be for both uncontested and contested divorce proceedings. 6. What the expected legal costs and fee structure are for handling a matter such as mine, including any additional charges related to international processing.
Uncontested devorce
I am purchasing a property and the property currently has a tenant. The offer to purchase did not stipulate that there is a tenant on the property and I have requested the following from the estate agent and the transfer attorney Is there any particular reason why the transfer attorney and the agents are unwilling to draft an addendum which clearly rectifies clause10 (1) & (2) in the Offer to purchase ? Drafting this addendum would make me feel more comfortable to proceed. I am willing to make the payment and sign the transfer documents once the addendum is signed by Sellers and Buyers. The addendum should address the following: (1) Rectify the above-mentioned clause 10 (1) and (2) which previously erroneously gave an indication that there is no tenants in the property. (2)A special condition should be added stating the following.... The seller will ensure that the tenant vacated prior to transfer. The Conveyancer cannot allow transfer to take place unless he receives written confirmation from the Purchaser or Property Practitioner that the tenant has vacated" I still have not received any feedback from the attorney.
