When do I need a building permit in South Africa?
In South Africa, building applications for the construction of property and land use are highly regulated.
Would like a design which is called "The wedge" that was in "Bisi magazine". Want set of plans for that design specific. Double storey. Steel and glass construction. Would like it bigger. Engineering drawing. In process of buying land but tricky because need the plans first to see if can build there.
Double storey, upstairts ( study, gym , 2 spare bedrooms, pyjama , patio, bathroom (toilet and shower) Downstairs | garage, store room , workshop, main bedroom with ensuite, sittting, living, and a two bedroomed self contained apartment . On the attached diagram the main bedroom should be downstairs and spare bedrooms up stairs

i am looking for someone who can do my plans for building a house i have a rough plan or drawing which needs some help. 4 bedroom , I also need a good layout of the septic tank , I also am looking for solar panels to be incorporated in the house . Hi, The house is already built, and I have the approved plans with me. The house currently is square meters. There are 3 balconies, roughly totalling 18 square meters. Optionally, I want to add to the plan a room above my garage. The garage has a roof over it and is 36 square meters. I can discuss this further with the architect. I require the plan to be modified as above, approval with the home owners association board in my estate, and then approval at the deeds office. I need the fee for this service, and how long this process will take. Also aware that professionals might not edit someone elses work. So advice how we will go about.

Renovation includes extension to four bedrooms and additions of en-suites for each; relocation of main entrance and new overhang; complete kitchen gut, relocation of new kitchen; more open concept flow between kitchen dining and living room; L-shaped stoep addition with stack doors. Would need conceptualisation of interior finishes, furniture and related layout, 3D renders of the spaces and supplier list.
modernise the property, plastered and painted walls with an attractive entrance door and the whole front area with lights on each side of the entrance. a small veranda and removal of the jacuzzi covered area or re-model with tiled flooring or deck around the jacuzzi. windows to be replaced with modern aluminium grey or bronze.
Hi I have a closed in patio under a balcony. I need to have the plans for the house amended to include these changes and then have the plan submitted to the council. There are two side that were closed in, one side is half a wall and a sliding window and the other side had a sliding door added.
