Attached i saw a plan you guys already draw , may i use it ? here is more details otherwise stand no I am looking to build a compact, cost-effective timber frame home in Brenton on Lake and would love to get a rough estimate or cost-per-square-meter from you based on a preliminary concept. My goal is to build a modern "micro-villa" on a tight budget. To keep costs down, I want to keep the footprint small (around 60 sqm internal) and use standardized materials, while still achieving a great aesthetic. Here are the basic specifications for the build: Design: A U-shape layout centered around an open wooden deck. Size: Approximately 60 - 65 sqm internal, plus a 14 sqm central courtyard deck. Layout: * Open-plan kitchen and lounge in the center connecting the two wings. 2 Bedrooms (one in each wing), each with its own small en-suite bathroom. Foundation: Elevated off the ground using CCA-treated timber poles to avoid expensive concrete/earthworks on a slope. Roof: A simple, low-pitch mono-pitch (lean-to) IBR roof, hidden behind a parapet wall to give a modern "flat roof" look without the waterproofing costs. Cladding: Flat Nutec (fibre cement) boards painted a dark color (for fire resistance, low maintenance, and cost savings). Glazing: Standard-sized aluminum sliding doors facing inward toward the central deck to create a "glass wall" effect without the cost of custom glazing. No expensive frameless glass. Plumbing: All wet areas (both bathrooms and the kitchen) will be aligned along the back wall to centralize plumbing and save costs. Could you please let me know if this is the type of project you take on, and what your current rough price per square meter is for a build like this with standard/basic finishes? If this aligns with my budget, I would love to set up a site visit or share a top-down schematic with you. Looking forward to hearing from you. Best regards,

Good day The turnstile is to be used as access to an resort near Buffelspoort where there will be an electric fence enclosing the site, the turnstile should be powered by Solar and should use Biometric access control, also powered by Solar. If possible, could you only supply the turnstile, or do your people need to do the installation themselves? Kind Regards

There are brown stains on the ceiling in one of the bedrooms. We suspect the roof is leaking. So we want the roof to be inspected and fixed as well as the ceiling. If it can be save then be saved through repainting. if not advise on best celing options There is a falling ceiling board in the kitchen and we would like to be fixed. There might be other roof problems which the inspection will reveal.
We have inspected the pool and found it to be mostly empty and the deepend wall to have collapsed/torn. Client advised that they had their contractor carrying out repairs when a storm occurred which resulted in the wall having torn. The structural integrity has been compromised beyond possible repairs and a new pool will need to be installed. We have allowed for the replacement shell, new light, 1m paving and coping only, weir, aimflow jet and the new plumbing of the pool to be connected onto the existing filtration system. Access to the pool area has not been allowed for as this will need to be provided by the client (removal of surrounding wall etc.). Please note that the quote does not allow for possible ground water issues and the management of this, this can only be assessed properly once the pool has been removed.
I have a trust registered. To date it has been dormant. Currently this trust only holds shares in a private company - dividends will only start flowing into this trust from this month onwards. I require the services of an accounting firm for annual tax returns - there will be limited transactions taking place.
