I purchased a house valued under R50, in of a deceased individual who had no children and was not married at the time of his passing. The sale was administered by his nephew and sister, as the property had been left vacant for years. Unfortunately, during that time, it caught fire while being occupied by some nyaope smokers, resulting in severe damage. I have already transferred over 65% of the agreed purchase price, with the remaining balance to be settled once the deed transfer is completed. However, upon attempting to register the property at the deeds office, it was discovered that the deceased had been married twice. Since then, the sellers and I have been trying, without success, to locate the surviving spouse. One of the spouses has been confirmed deceased with no children, but the other could not be found. When the sellers visited her last known address, they were informed that she and her family had relocated years ago, and that she had remarried. Over the past three years, we have exhausted all possible resources to make contact or locate her, but unfortunately to no avail. We are now hoping you might assist us in concluding the purchase and facilitating the transfer of the deed so that we can finally resolve this matter .

Hi,my mom is a pensioner and she lives in a bond house under my big brother so my mother bought this house because she didn't qualify so she asked my brother to buy the house under her name but now the rent money is too high so we don't have R21, for the lawyers and am also not working. Can you please 🙏 help my mom to change the house name under her so that the municipality won't charge her too much. We are struggling.
My mother has a situation. She verbally agreed with my aunt 20 years ago, for her to take her yard and shack around , the aunt will take the family home. But they signed papers with the previous councillor but lost the documents. Over the years they struggled to change ownership to my mother from my aunt. Now the lawyers they attended recently said the names cannot be changed because the house is under the manucipality name and not my aunts name as it was an RDP. It has to be changed to her name before it can be changed to my mother. So the title deed is with the manucipality and not in my aunt's name. So I need clarity on that matter so that I know how to help her.
I have a 3 bedroom apartment purchased for R1.7m, which I tried to sell for R2.5m, and have now reduced to R1.9m still with no successes. Finally now as I do want to dispose of it, I would like to donate the first R, as per the donation limit and to just sell the remainder at the value of (R1.1m) to 2 family members as per the attached document
I am seeking legal assistance regarding an attempted and, in my view, unlawful termination of my month-to-month residential lease at The Atlanta Amberfield City. The landlord has issued a termination notice effective 30 November , allegedly due to repeated fines for supposed breaches of the estate’s conduct rules. I have disputed these fines in writing, as they are unsupported by evidence and procedurally defective. Despite my formal objections and reliance on the lease’s 20-business-day remedy clause (Clause 23.2), the landlord refused to engage further, stated they “do not intend to prove their case,” and proceeded to charge fines to my rental account before the dispute was resolved. I now require legal guidance on challenging the validity of the termination, recovering any wrongful charges, and ensuring compliance with the Rental Housing Act and Consumer Protection Act.
