We are converting the current kitchen, dining room and lounge in our house into an open plan home office. I need to know which walls are weight bearing and which walls can be broken down. The job mostly entails demolishing walls, removing door frames, removing window frames (and saving these for use in other areas of the house), as well as building an addition/extension to the house. This may include redoing the roof where we are extending.

The thing is I am looking at buying a property in Sunninghill. it is a loft apartment in Sunninghill in one of the Sands developments. and I was wanting to get an idea/quote on doing an extension to the loft deck...its about a 2.5 x3m extension. I have two idea/option I would like to quote on to see what would be more worthwhile. my one thought is to leave the stairs where they are and just extend the deck out to the wall my other idea is to move the stairs to the other side, loft staircase style, in front of the door instead of the opening…
Same color to be used as on walls biscuit color. Around doors and windows 10cm sq. boarder with same color which is charcoal. Only front section of the roof require painting. The use of durable exterior paint must be used. The white nova board under the over hanging roof beneath must also be repainted and where required if the wood has deteriorated be replaced.
We would like to extend an exterior wall (our living room) out by one meter into our yard as it is difficult to arrnage furniture in the small space. The wall is 4meters in length. This means an extension of 4sqm. We would like to complete the project with block and would not mind a flat roof extension (our current roof is pitched).
All walls in the house need to be painted. There are old water damage marks at the bottom of 2 of the walls. It needs to be sanded down before repainting. The walls are not "wet" anymore, so the leak or source of water was repaired previously. All nails also need to be taken out and holes filled before repainting.
