How long does an architectural project typically last?
Let's go over the timeline for the construction of a new family home.
Create an open planned kitchen and living areas by removing 3 walls. Renovate the current outbuilding into the bedroom Create a new single living room between current buildings (thus joining the 2 current buildings together. I hope I am making sense but I will discuss all the details with a professional.
It will be a 2 part build over different periods. 1st part will be the house, 3 bedroom ( all with on-suite bathrooms), open plan kitchen lounge and dining room, scullery/laundry room. 2nd part will be the Garage, this will be a 3 door, but with a large amount of space inside as I will be working on my private projects so this does need space. It will also include a bathroom and small kitchen area.
Build a patio, install pivot, sliding doors and two windows and build stairs where necessary. Paint interior walls and doors, new flooring with vinyl, Decorative ceiling and steel balustrades as well as paving. Basically, there's a lot that needs to be done around the house. Hydrowash/ Grind (where appropriate) apply waterproofing slurry skim /Acrylic waterproof patching as appropriate Check and re-paint any open fillet joints with a waterproofed mortar Remove and patch any peeling paint Remove any unsuitable fillers /damaged plasterwork and repair with waterproof mortar slurry matching plaster texture. Repair plaster cracks & structural cracks Hairline cracks to 0.2mm apply 1 coat HIP Primer and fill with parapet water proofing Cracks to 2mm rake out crack line and treat as above Cracks above 2mm chop out and repair with suitable mortar mix Where necessary float a damp proof bonding slurry to repair and level damaged plaster Structural cracks chop out to full depth and repair with suitable mortar mix Where necessary express an expansion joint into structural crack repairs Waterproof and seal all expansion joints and any plaster lip joints Waterproof and seal all parapets and horizontal reveals with Waterproofing Crack repairs and waterproofing where required on all other vertical and horizontal surfaces. Sealing and waterproofing around window frames, sills and doors etc. Scrape & repair cracked windowsills Assess any ground retaining walls, where necessary, drill and inject under pressure Siloxane Sealer Inspect and waterproof all drainage outflows to exterior balconies Inspect grout work on all exterior tiled balconies and replace where necessary with waterproof grout. Apply 1 coat siloxane sealer to balcony tiles & grout work Prime all plaster repairs 1 coat High Impact Polystyrene Plaster Primer Scrape where necessary, seal, prime and patch exterior pipe work. Seal all previously painted surfaces with acrylic bonding sealer Apply 1 coat Acrylic 1 st Coat where necessary to level repairs. Apply 2 finishing coats of Vinyl Silk in a colour scheme of choice. Apply 1 coat of Bright White Ceiling Acrylic to any porch/ patio ceilings and cornice work
An existing three-bedroom double-storey house to be extended to add two bedrooms, a walking cupboard, a pyjama lounge&two balconies upstairs. Demolition of walls to give way for kitchen and bathroom extensions downstairs and addition of a single garage. Extension of the front stoep roof. Electrical, plumbing and kitchen, bathroom and cupboard fittings
So want to replace toilets, basins and the plumbing pipes are outside walls want them on the inside of the wall. Want to replace the shower in the main bathroom with a shower door n tiled fully The second bathroom has a tub want to put a shower. Also tiled fully. i would like to add 2 more bedrooms, enlarge the existing 2 bedrooms to make them spacious, and make room for fitted closets / in built or fitted cabinets and ensuite batheroom, enlarge the dining or remove dividing wall between dining n existing kitchen to allow room for open plan, extend kitchen a bit to allow for the island. something like that....

Hi I just bought this house and would like to make some adjustments to fit my liking. I need the main bedroom to be extended including a bathroom, need the kitchen to be completely renovated, need the visitor's toilet to be completely renovated as well, need the living room to be remodelled (some middle will need to be broken down) I would rather prefer an onsite quote, the boundary quote need to be built as well...
Stand alone house, an additional bedroom is required to be built on 3 meters of yard that we can extend on. There is a second part of the house that I want extended which is around 15 sqm of space. I need pricing to get the correct amount from my existing bond and will then go ahead with the extensions.
