Good day, I am in the process of considering to buy and renovate a house. There is a few notable changes I would like to consider. The first one is to extend the current garage in order to accommodate a second vehicle. The garage currently is 16,5m squared and the backyard can accommodate the extension. A door will need to be added for courtyard and braai room access. The second change is to revamp the current front wall to accommodate a motorized gate. Not too sure if this will need to get approved or designed by an architect? Third change is to close off an existing sunroom for privacy. The wall will be approximately 4,21m and will need a few windows for sunlight. Fourth change will be to extend the current living area to create a braai room. This will join the tandem garage and will be dependent on the building lines allowed by the building commission / municipality. If all goes well, this change will be approximately 24,6m squared (8,2m x 3m) The fifth and final potential change is to add a scullery. Hi there, Our lovely garden in Craighall Park has been badly damaged by a tenant's dogs, and they've let the weeds grow wild. The tenants will be leaving at the end of March, and going forward with whoever moves in, we'd like to include a weekly or bi-weekly garden service in with the rent. Please could you advise on what this might cost? We will also need an initial once-off replant and clean up, to fix the edges of the flowerbeds, pull out weeds (including mulberry saplings which are terrible to try and dig out) and replant with very hardly water-wise plants such as white wild iris and wild garlic that will bounce back fast after hail, and survive better with negligent tenants. - Remove existing wadrobes (2.5 x 0.56 m) & install them in the outside room - Remove bath (1.94 x 1.21 m) - Build wall separating bathroom (remaining shower, toilet & basin) from the closet (see below) - remove part of window & brick it - Install walk in closet where the bath is & mirror entry door - may need to remodel the rest of the bathroom Will need plan to agree on the design before we start.
Upgrade of bathroom: remove existing tiles on floors and walls; Install new mid-range tiles; convert large shower into a bath/shower combo with clear partition and recessed shelf; upgrade existing double vanity with new countertop, sinks, and hardware; remove bidet but keep existing toilet; paint section of walls where not retiled; (Not sure if plans are required?)

Small and intimate. Nothing fancy and over the top. Only flowers for the canopy and turquoise draping. Sunset Beach wedding. Mason jars with candles. Cheese and bread table. Pork spit braai with 3 salads and pudding. Champagne and orange juice. Perhaps a tent for a quick meal after the ceremony, then everyone departs. No dancing or cash bar. Project in early stages of planning. NPO being registered still. Existing structure in Bokkie park will be extended out towards the dam. same dimesions as existing structure. 21m long by 6m wide. We will enclose existing structure and build kitchen and bar. Extension will be enclosed carport basically with big sliding door openings facing dam. This will be for seating. On the far end next to bathroom a office and additional bathroom will be constructed. All bricks for walls and IBR sheeting for roof. Existing roof does need some patching.
Toilet is not flushing properly. It only flushes when I open the clean out pipe and let the air out. The last few days even that is not helping to make it flush and the drain fills up. Solids take forever to flush down. Water level in toilet drops and it makes a glugging sound that goes on until I open the clean out pipe.
