How much does a Real estate agent cost?

Real estate commission fee (R2.250.000)

The real estate commission is paid when all conditions stipulated in that contract have been met and when the property is transferred into the buyer’s name. Real estate commission fees are negotiable, and if your home is in a good position to be sold (well-priced, good area, good condition etc) then an estate agency may be willing to take you on for a lower commission rate, as their chances of selling the home are higher. Real estate commissions are calculated in the percentage of the deal. With luxury sales the commission can be so low as 4 %. Real estate commission fee is paid by the seller of the property. For a real estate commission (R2.250.000), expect to pay between R11,250,000/% and R27,000,000/%.

Property management commission fee (R20.000 rent)

R1200 – R4000/month

A property management commission usually includes advertising your property to let, selecting a tenant, taking care of the lease agreement, collecting the rent, visiting and checking up on the property, managing all the repairs needed on the property, serving any notices and other tenant matters. It is charged in the form of a percentage of the rent and it varies from 6 to 20%. It depends on the state of your property (properties). Property management commission is paid monthly. The cost of a property management commission fee (R20.000 rent) typically runs from R1200/month to R4000/month, averaging at R3000/month.

Fee for finding a tenant (R10.000 rent)

R200 – R100

A once off fee is paid for finding a new tenant and setting up the lease agreement. It depends on the state of your property, its location and other specifics that determine how hard it is to find a good tenant for your property. A fee is a percentage of the deal and it varies from 2 to 10%. The average cost is usually R500.
