Do I need an architect if I want to build a house in South Africa?
A professional that is registered with the South African Council for the Architectural Profession must submit the building plans before extending, renovating or building a home.
The house must consist of the following. Ground floor * Double and single garage * Open plan kitchen lounge and dining. * Covered Patio/Braai area * Study/Office * full bathroom * 1 standard Bedroom * guest toilet * laundry room First Floor * Pajama Lounge * Master Bedroom ensuite (walk in closet) with balcony. * full bathroom * 2 standard bedrooms
We want someone to look at our house and help fix the layout. The kitchen is too small and the house is badly laid out. We also want someone who can help us figure out the most cost effective way to achieve our goals for the house. The house plans attached are also not % up to date. There is a third bedroom now next to the kitchen. The previous owners put a dry wall up to create a third bedroom.
i would like to extend 2 bathrooms, break an existing wall to make the kitchen bigger, re-position the entrance from lounge to kitchen, and break a large room into 3 different rooms. optionally, elevate the roof on 15 to 20 sqm section of the house. I have an existing plan and obviously it need to be changed inline with my requirements on top

I live in. A well known , quite iconic property, called a Huf Haus. Being predominantly constructed in glass, it begs to be expressed as a modern minimalist aesthetic. The kind of property one would see in the pages of upmarket magazines. I have not been able to achieve this (do not have unlimited funds), but as a work in progress I believe it is possible. I need an experienced keen & discerning individual with impeccable (but not oblivious to cost) taste and skills to help me create the home of my dreams!!
We need a retrospective plan and urgent Council approval for an outbuilding that was extended a few meters longer than the actual plans indicated on approved plans back in . This "extended" part of the outbuilding was to utilise what would have been an unsighted "dead corner" where two boundary walls meet. There are also a few windows and doors to be added to some outbuildings that were installed over the many years since the plans were approved. PS ... the one photo is of the whole property and the more close-up shows the "pencilled" in extension to the then staff quarters which needs retrospective approval.
We would only request to get the existing Building plan and we would like to make a few alterations. Like building or installing a new Pool and alterations to the kitchen and etc. We recently bought a house but we are still in the Registration process and still finalizing it. So therefore the property is still in the owners name and we therefore need to work through the Estate Agent and the owners or sellers to obtain Power of Attorney and etc.
We have built a new braai room and added the furniture - basically a table with 8 chairs and a bar counter with 4 stools. The room has zero decorations in . I need someone to help me get the room cozy and bringing it to life. I will need decorate it over time as I get money to do this. I am planning on decorating it with quality but cost effective decorations. (Mr Price etc) Perhaps one or two expensive statement pieces. We want to go the Nguni route but I cannot imagine this without some greenery. The space is very limited - so we won't be able to add furniture. It has stack doors on both sides, a glass door leading into the house and the other wall has a pizza oven and braai. It has a high ceiling with nice wooden beams. The walls are empty. I am too scared to go out and buy decorations as I am sure nothing will fit together. The house doesn't have a theme. I tried when we bought the house two years ago but with disastress outcome. Nothing works. So the house will need decorating in the near future. Room for room.
