I need to renovate house first
We would like to re-do the whole bathroom. Remove the bath and install a shower. replace the tiles on the wall and floor. Replace the toilet and basin and add a floating shelves under the basin. we would also like to re place the ceiling and lights. I want a rain shower as well as a adjustable hand shower. we currently have a shower in the bath but may need to move the pipes to accommodate the new design. We would also like to place the toilet in a different location in the bathroom to make it more spacious. We have an idea of the layout but we are open to suggestions. We would like to start mid March, but would like to work out the budget before then. our bathroom size: cm length by cm width.

Good morning, We recently (moved in end November ) bought a house here in Middelburg. We bought it knowing that it has a flat roof construction and the risks of leaking roof are possible. In the Property Condition Report, prior to the purchase, the sellers indicated that there were no latent defect with the roof, and verbally communicated that they had not had any leaks for years to date. However, with the first rains in December , we already experienced leaks. When climbing onto the roof, it was noted that roof nails had recently been poorly replaced (with no sealing or painting). I could also not replace the nails with the correct roof screws because the screws could not properly grab into the purlins. I am concerned that the integrity of the purlins are compromised due to ongoing leakages. I also noted that the pitch is not according to standard. The angle of the roof is less than 2°, and the sheeting used is IRB sheeting. This indicates to me that the roof will be problematic regardless of efforts to remedy leaks. We would like to take the matter further, believing that the sellers were dishonest in saying there were no latent roof defects, and feel that they should be held accountable. I believe the first step is to have a roof evaluation assessment, and formal report, is necessary as the starting point. Could you please provide a quote to conduct an inspection on our roof, and provide an official report on the findings?
