How long does an architectural project typically last?
Let's go over the timeline for the construction of a new family home.
Remove existing paint-prep surfaces of walls and ceiling. Total size about 50m2. Size estimates: Wall1: cm x cm = 12.1 m2 Wall2: +- cm x cm (inc door/window post) = 4.3 m2 Wall3: cm x = 8.6 m2 Wall4: cm x cm = 3.5 m2 Wall5: cm x cm = 4.3 m2 Ceiling: xcm + xcm = +- 17.2 m2 We are looking to have this work completed before the end of April.
The idea for the house which we will use at retirement in a few years time would be as follows: --80--90m2 max total interior floor area. Ideally the house should face North to take advantage to the light and perhaps a bit of the mountain view. --3 bedrooms (one of which must be on ground floor should the design be for a two storey building to accommodate us should we not be able to access the second floor (due to old age, for example). --2 bathrooms --To be added in another phase perhaps: a garage (for one vehicle, but with additional space for a laundry and tiny workshop area). Access will be possible from the garage into the house. We came across a design on YouTube that we really feel captures most of what we are hoping for in the house. Kitchen renovation: full scope including making kitchen bigger. Cabinets; plumbing; removing wall; plastering; installation of gas job and electric oven; clearance certificate for gas; etc Braai room: converting existing braai into a wood burning fireplace without insert. Adding wood mantel and cabinets on each side of fireplace.
Bathroom 1: expanding shower; installation of new taps and fittings, tiling (floor and walls), addressing any damp issues, installation/building of new double vanity (and removal of old vanity) Bathroom 2: removal of old vanity and installing/bullring new single vanity; repairing tiles if needed Kitchen: removal of old wall and floor tiles and counters; removal/repurpose some cabinets; re wrapping of current cabinets; changing some cabinets to glass doors; extending peninsula; installation of quartz countertops tops, new sink and stove; retailing floor and backsplash.
Hi, I am looking for a quote to paint out my house and garage as well as the roof. The house has a brick bottom and the top section of the house needs painting. The roof is a zink roof on both the garage and house. The house is a pitched roof and the garage is a flat roof. Would the colour of the paint make a difference as I would like to paint the house a charcoal colour with white trim (windows)? Look forward to hearing from you. New cottage in Riverside Estate as per specifications in approved building plan - wall construction either by means of the preferred FinnBuilder method or standard cement blockwork (in other words quotation must provide for the two alternatives) PC amounts for Light Fittings and Bathroom/Sanitary Ware still to be determined. Hi. I need a single-car shade port. It needs to be a cantilever design. The cantilever could be fixed to a wall, or on steel pillars. The colour of the supports and sheet would need to be the same colour as the house, this is a cream colour, details could be given later. I need a photo and if possible a drawing as I would have to submit it to the village/estate for approval prior to ordering.
Currently, have a 2 bedroom home, and my plan is to extend the house to a double-storey. I want a three-bedroom at the top, a master bedroom with an ensuite and another bathroom for kids. Problem : Mazista Natural Slate Roof replacement (or fully refurbish with new underlayer). My slate roof is in need of full underlay refurb / replacement by specialist slater, or full replacement alternatives eg . metal, shingle etc. It is steeply pitched double storey at 51 deg with multiple large dormers ( x7 ). Total sloped (ie. slated) roof surface is sqm. The fibre-cement gutters can support ladders. Cost of full underlay refurb versus new outer material covering will be key, however migration to a much lighter roofing material like steel (1/5 est) is a strong factor since de-trussing inner sections will allow creation of wanted loft space, so may override cost concerns. Currently replacement thinking is new Standing Seam metal zincalume type covering (if possible due to complexity of dormer valleys), but also metal shingle look alike products, or simply Everite fibre-cement mitred slates. Bearing in mind that the current trusses will be more than capable of supporting any other roofing material without much modification. P.S. New ceiling for bathroom and just a paint for ceiling in the other rooms, new toilet seat for bathroom. And new fitted wardrobe for 2 rooms one smaller and the other bigger. My budget is small for all the project it is about R50 .
