Do I need an architect if I want to build a house in South Africa?
A professional that is registered with the South African Council for the Architectural Profession must submit the building plans before extending, renovating or building a home.

We would like to create our home plans digitally. it is still drawn by hand. Its a simple home, 3 bedroom 2 bathroom. I have drawn the entire house in sketchup to scale so I can share that as well as scanned in copies of original. We are also doing renovations so we would need new plans to reflect the changes and if you can assist in submitting for approval ( also done in Sketchup)

If they can look at the space available and design according to the space available. Design something not to expensive that will enhance the aesthetics of the property since there is already old building in the yard and it's a rural property. The house should be a 2 bedroom, bathroom with toilet, sink, shower and bathtub, walk-in closet, lounge and a small kitchen without a stove (perfect example will be the Courtyard hotel suites in Gqeberha). Something to accommodate the owner and 1 guest.
I wish to start with a development plan for a sq. m plot in Wolseley where I wish to place 8 - 12 small housing units to make up a commune of like minded people over 50-60 years old that wish to live independently in an eco friendly environment that they can collectively manage. We wish to explore alternative building solutions.
I like a modem look single story flat or very slightly slanting roof. Maybe no ceilings. Bricks to be used as is with no plastering. Aluminum windows. Open plan lounge dining kitchen. Bring the outside in. Large aluminum doors accross the open plan area. 3 bedrooms, 2 bathrooms. Large master bedroom.
I am not certain about the size of the extension but choose more than sqm. I have an architect who drew a plan for me submitted to the CoT. I am told for rental units the CoT processes require the involvement of a town planner not only an architect. Therefore, I need someone who can assist in that regard.
We currently have the existing approved building plans for our property and would like to make an amendment to include a proposed carport. I am looking to add a pre-fabricated structure from Kazin Trading as a hobby room. PE municipality advised that I need to submit architecture plans for this. The house plans were originally drafted by FDM Architecture CC but it seems they no longer exist. I have a copy of the house plan but now need the 'outbuilding' added and plans submitted to the municipality for approval. What kind of costs am I looking at for this?
