When do I need a building permit in South Africa?
In South Africa, building applications for the construction of property and land use are highly regulated.
The property is an old stone farm barn that I would like to turn into a 2-3 bedroom house. I would like to keep the character of the building and its surroundings while still incorporating modern amenities and keeping it in line with a small budget. I love South African architecture and would prefer no Tuscan inspired designs as a must.
I am planning to start a new residential construction project. It should have the modern look yet with a country homey feel and finish with the double story main house having 4 bedrooms and 3 bathrooms(one en-suite bathroom, ground floor bathroom and top floor bathroom). I also require that the main house be attached to a 6/8 corner house with a double car garage connecting the two. The double story 6/8 also contain 1 bedroom with an en-suite bathroom and a patio on top while a lounge area and kitchen be on the ground floor.
The document attached has pictures of what the house should look like when its completed. I need the plan to be drawn to scale, submitted for approval and an estimation of what the construction will cost. My plan is to build in the next 2 months. Project duration I would like to keep within 2,5 months.
Good Day I am starting a new restaurant. I have booked 2 floors. The Ground Floor will be a general restaurant where the chefs will be working, with some sit in ares. The top floor will be more of a lounge dining area with a bar. I want to do the interior design for both places, to check how many couches, chairs, tables etc that are needed. Would like to build 3 cottages on the farm.The 2 cottages Must contain 2 bedrooms with its 2 en-suit bathrooms. The other 1 must contain 1 bedroom with its en-suit bathroom. One of the cottages must have a pool. All of them must have a kitchen for eating area. Sizes approximately sqm, 90sqm, 60sqm
Extend existing lounge and dining room to a new entertainment room (to be built). New entertainment room to overlook garden on one side and swimming pool on the other, therefore two sliding door entrances required on opposite sides of room. Loft in roof of house for a study and storage with retractable / foldable ladder. Existing entertainment room (outside main bedroom) to be divided to increase size of main bedroom. 1 bedroom cottage (2.4 x 3m) to built behind house.
The intention is to go up 2 levels on an existing house (Zoning GR 2), creating additional 3x 3 bedroomed self catering apartments , also register sectional title (For possibly selling 3 apartments after 5 years). Maximum utilisation of views required, roof overhangs to serve as veranda/decking/flooring protection, solar electricity solution to provide 10-15kva/hr, possibly grid connected or alternatively, island solution.. Access to 2nd-4th floor is problematic, possibly an elevator system to cater for disabled guests.
I would like to do a small renovation to my home, I am uncertain at this point if I should build a granny flat or add on an additional bedroom and bathroom to my house for my elderly parent. I would also like to enclose my current undercover braai area and incorporate a laundry into my garage. I don't get much sun in the front of my house so I would like advice on making basic changes to incorporate more sun.
