We need to remodel our industrial building of about sqm. I live in the North Coast of KZN and this industrial building is in Mafikeng. I will not be having the time to be liaising with municipality etc as I am not in the area. I will need the architect to help with submitting plans as well and the project management aspect.

I am looking at creating and outdoor patio, approximately 20 squared meters, I will lay the slab and the construction for the roof will need support in the front (Pillars or Steel) but will be against a 5 Meter boundary wall as support on the back, this is urgent i am just looking at costing at the moment. I currently have 2 separate doors outomated with one centered Gemini motor. The current roll-up steel doors are old and grinding it out every time we open it. The doors either have to be replaced with 2 new doors, or have to be replaced with one solid door with a new motor. The current motor is however fine. We're interested in buying a house that is in the area we want but is too small. Our idea is to extend from the existing braai room to create the space for a larger living room and dining room and for the kitchen to then extend out into part of the existing living room. We would also need to add a study which we think could be built behind the garage and provide direct access from the home to the garage. We would also need a pool. Overall the extension would probably be around 30m2.
I need a plan for a house including a Cinder block fence around it. My plot is on a slope, so I need some sort of a feature along the fence for heavy rain water to be redirected away from the fence. We need to knock down an internal wall to create an open plan kitchen / living area. And we need to build close a porch area to become part of the house. Portion of the porch will be converted to a scullery for the kitchen and the rest of the porch will be converted to dining area. The kitchen will then be remodelled.

I would like a quote for waterproofing. The structure is a concrete roof, it has been treated many years before but now, during heavy rains, the water is seeping through again, especially by the steal beams and where the walls join. I need a rubber-like type proofing please, not just a type of a painting. I am not an expert on this, but that is the type of application I have in mind.
