How long does an architectural project typically last?
Let's go over the timeline for the construction of a new family home.
Modern Double story,3 bedrooms, all ensuite upstairs, 2 bedrooms downstairs both ensuite, dining room, 2 x lounge area, 2 double garages, kitchen,scullery, basement room with just toilet and basin, study room, pool, Noma area and one cottage with two bedrooms both ensuite,open plan kitchen and dining area plus braai area on the veranda
I'm looking to extend 2 areas on my existing home: 1. New living room/playroom, adjoining the existing dining room (approx 18sqm) 2. Small lateral extension to existing garage to accommodate a golf cart (approx 11sqm) Also to include: The stormwater drainage system and gas fireplace (as per attached approved plans) Builders need to be NHBRC approved
1.Lounge, TV room and 1 x Bedroom to be extended - approx (w) x 9m(L) 2. Patio to be enclosed - approx (w) x 6m(h) 3. 2 x windows to be replaced from wooden frame to aluminum windows and door - approx size 2,4 x 2m. One to be a 4 part sliding door. The other just windows 4. New vinyl flooring for existing plus extended - Approx 48m²
1. Kitchen Kitchen recently gutted and DIY fixes put in place. We are now looking at changing countertops and the cabinet to be much more user friendly. We prefer draws to cuboards for below counter. The floor to ceilng pantry cupboard needs to be replaced with a counter top with under-counter draws. We are hoping to keep exising cabinetry, but adapt the cuboards to draws. The above counter cabinets require new cupboard doors. We a have a blue (undercounter) and Whte above counter design. Window treatment must include a frame and window sill. Back door to be replaced with alluminium new sink. All plumbing works are complete. 2.Bathroom ( Main) We recently renovated our en-suite and would like to create the same design in the main bathroom, whihc is currently tiled floor to ceiling. only seeking new tiles up to half the wall ( white subway) - new Toilet, new sink and floating cabinet to replace existing items. 3.Patio / Fire Pit / Deck Require compbination of non-slip tile and maintenace -free decking. Retainer wall for splash pool to be retiled Patio area requires new IBR sheets and a ceiling installed. Patio adjacent requires small pergola Fireplace on patio requires some TLC (waterproofing / Cracks filled) and a fitted braai into the exising structure Fire Pit requires some adjustment to the cement seating as well as tiling / appropriate floor finish Patio requires roller blinds for wind protection 4. Garage Plaster and Paint required 5. - Other Garage extention for a small laundry room

it is a redesign extension for a new plan in Danville ext 5 Pretoria, first floor two bedrooms 6x5 m2 on the ground floor, a kitchen 7x6 m2, open plan with a Lounge and dinning room 8 / 7x 6m2 both, one bed with a batch room & toilet and other with a shower & toilet, Veranda from front of the building ground and side steps on east north of the building, building is facing South of the Mountain , the upstairs is stunning round front with quite a nice view facing the road Gideon Scheepers avenue, upstairs two building and Lounge that will cover the remaining space, upstairs main bed room 6x 6m2 with jacuzzi and toilet, other bed room on top, Upstairs Lounge with Veranda at front to back of the building nice view facing the Mountain to Gideon Scheepers Road. I Have 2 x adjoining room spaces with existing concrete slab roofing Approximately 90sqm in total. When i say slab i mean, this was not done to standard by the looks of it. When it rains it leaks and varies probably between 50 - mm thickness, butt brittle as it can be. Bought this house as is. Concrete is cracking and breaking off and pieces fall down. I would like to replace the concrete roofing with IBR sheeting. Need a new registered with Municipality drawing for the change and also would like to break through one wall which already has plinth supports in (this was a large window previously it seems). We will do the breakout and build with our own contractor.
We have a garage which needs a concrete slab on top, then we need a room on top of the garage with en suite and balcony. 2. By the kitchen area we need an extension by at least 2 to 3m from the existing baseline including the dinning room also by at least 2 to 3m from existing baseline. Perimeter brick / block fence starting from driveway.
