I would like to build a house on a 1 hectare lot. The smart home will have floor-to-ceiling windows comprising of 6 bedrooms, 7 bathrooms, 4 car garage, study, home cinema, 2 living areas, a large swimming pool with Jacuzzi connected, pool house with a bar. KITCHEN: water inlets put in for a washing machine and dishwasher and the electrical plug point for them, kitchen walls painted correctly, curtain rail put up above window. BATHROOM: most crucial is painting**, then - put up a curtain rail above the window, (potentially bathroom redone - new toilet, bath and sink). GENERAL: light bulbs replaced in 3 rooms (2 LED bulbs per room), floors need replacing throughout apartment - tiles - but we would like advice (55 sqm apartment).

Floor that will provide warmer underfoot than tiling. We have the top vinyl laminate at the moment. the kind that is not glued down. it could not stand up to a thorough flooding these last storms. waterlogged and curling at the edges, strips of vinyl coming off in the heavy traffic areas. We are looking to have a 6x6 carport installed. Loose standing. We are unsure of the type but it seems the shade nets are popular in mosselbay and not sure why so a recommendation could be provided. Obviously cost would be an issue and also time to install. Also do we need building plans approved>?
We have a carport but want to change the frames because it's rusting. Need to install and build a built in braai which will form part of the entertainment area. We also want to add to that and make another room. The carports had plans years back but not sure if it is approved (but it is installed). Plans could be at Athlone Department. Everything else needs plans. Currently have a braai but needs to be broken down. Artificial grass to also be installed by the entertainment area.
