I am looking at building a 2 room granny flat for my parents. I would ideally want an L shape but this is also dependant on cost etc as per the attached image taken from the internet. Part of the project may/ may not include closing up my carport that is adjacent to the neighbour with a roll up garage door. This will not be a closed structure as I will still need access to the back yard. Included in the quote I also need to know, How much does it cost for plans How much does it cost or is this included to submit plans to the municipality How long would a build of this nature take considering that my parents will need to sell their place first. Considering basic finishes with white paint and floor tiles only The new structure maybe within 10-15 meters of my pool and lappa. I am prepared to have the lappa taken down should this structure conflict with the look and feel when the granny flat is built. Please contact communicate via email. This will need to be a 3 bedroom house that is open plan. We are looking at the prices of standard bricks and / or Building blocks. We have a plan that has been approved however, the plan is from another ERF and the elevations on the plot is more or less level. Ground is Sandy as far as I can tell. We need a builder that is NHBRC registered that can work with the bank. Attached is the plan, how ever, we only need the house done with the patio, not the garages ect. if that can be quoted separately to see how far we ca go

Hi I would like to have a 4 bedroom house. I'm a work from home mom. I'm kind of Claustrophobic. I prefare an open an house with enough space. I like cooking. I like to host my friends and family. So I need a porch, not too big and a pool (3x4m) A double garage main bedroom with ensuit and a walking closet. At least 1 bathroom with shower and a powder room.
