The roof, louvres, fasi boards, gutters and downpipes must all be prepared and covered with a Ccool Surface polymer/coating to allow passive cooling prior to PV installation.
Good Day, I am looking to renovate and/or extend an existing garage into a bachelor pad and add an addition unit either above or alongside. I already have an architect and engineer but before I sign them on I need an estimate of the construction phase of the the project and which would be most feasible. I we do a double story we are looking at an L shaped unit Appox 8m by 3m (2m of the 8m by 5m). If we do to single units the garage is is currently Approx 6m by 3m (2m of the 8m by 5m) and the second unit will be Appox 6m - 8m (depending on council approval) by 2m (2m of the 8m by 4m) . I would prefer an onsite visit to discuss our options.
We want to build a 12x24m steel structure on a 12x24m concrete slab to design a double storey house. The steel pillars will be 7m high. The steel structure has already been quoted on. I am needed a rough estimate for the cost to finish the house, that is to brick in the walls, build kitchens, bathrooms and bedrooms. The entire downstairs will be open plan with perhaps one of the 4 bedrooms in a corner and a guest toilet. Half of the space upstairs will be used as the second storey and the other half will be left open and will be double volume. 3 bedrooms upstairs, master en-suite and a shared bathroom for the two other rooms. We’re looking for large open plan living. Maximising the views down the valley. Architect plans will be drawn up early this month and can then be shared.
