My current house is sqm, want to extend up until sqm. Restructure the layout. Currently its a 3 bedroom double storey house - 2 bathrooms, living room, kitchen, dinning room and TV room. Double garage. Want to build 4th room downstairs. Extend kitchen. Move the stairs where they are and add a Pajama lounge.
I would like to build a 1 Bedroom Flatlet (+-30m2) above my existing lounge / dining room of my house. It should have a separate entrance and a deck to take advantage of the peninsula views. I still need an architect / draftsman to draw up plans for approval. I'm attaching my draft of ideas as reference. I need a 23m x 2.2m plastered boundary wall on Oak Ave,.out of SABS large cement blocks with the necessary brickforce. It requires a 4m gap for the gate .The only pillars will be on either side of the gate gap .The length of the actual construction is approximately 28m.There is an existing concrete base for a steel with a wrought iron fence . I will remove the fence.
We're looking at building a double garage, roughly 40sqm plus an additional parking, maybe length ways next to the left of the new garage, in front of an existing house.The problem is that there is granite underneath which will have to be excavated to road level and only then can the building commence. The only place available is to the right of the photo and there is a 1.5m building line. New steps to the top of the house will have to be constructed as well. Please see photos.
1 I need to renovate my bathroom, all the sanitary ware is to be replaced as it is old and an undesirable colour. (Sink & faucet, Toilet, Bathtub with taps) 2 There is also a kitchen sink that needs to be replaced, and two taps for laundry that needs to be lowered slightly (20cm downwards). in the same position but just a bit lower so that the taps are underneath the kitchen counter.
I have a litres of jojo slimline tank . I wanna connect water from the main water supply into jojo and from jojo into the house. I don’t know if the same pressure pump that is currently connected will work or should I buy one. I need a job to be done by professionals/ you don’t wanna take chances. So I need to know how much can be expected from me for the job to be done.

Hi, can you please supply me with a quote. My bathtub pop up came out now using a normal plug, secondly a hairpin got stuck in the sink and now the pop up plug won't come back up, thirdly my toilet after filling up the water continues to drip into the toilet, but now it is much more than dripping, I tried closing the water supply to the toilet, but even fully closed it keeps on running. This is a small extension of an enclosed braairoom +- 11m sq and the fitting of 2 existing windows and a newly constucted 4 m stack door. The roof is not tiled but some sort of metal or composite water proofing, light enough not to need a metal lintel.
