I'm looking to add a roof and a slight wall extension going upward as the surrounding structure is already in place. Then I need to add doors, new windows and require plumbing services to connect pipes from the main house to the backhouse as there is only cold water running and no hot water and a new basin needs to be installed.
5 Bedroom double storey house ( 5th bedroom a study), main bedroom with full bathroom ensuite, as well as a guest room on ground floor. The other bedrooms will only have a shower, toilet n basin. All the other rooms wl be on the Top floor. We think of having a balcony for the main bedroom n study room. I have the plans but they are outdated and require revision. This is a new home we are buying and I want to do the renovation in phases. 1st will be to repaint and fix all cracks and damp, repair ceiling, replace cornices and skirting of entire house, possible removal of pillars and resculpting of walls. Next phase will be the kitchen - total remodel. Next will be a walk in closet in the main bedroom. After that the remodel of main bathroom etc.

Good afternoon. Please see attached plan. Please note we just need a more or less budget pricing, once plans are approved we will get proper quotes with site visits. The roof is to be double roman tiles in grey. The wall and roof insulation to have double sided sisilation and wool insulation. The cladding outside to be vertical (as per picture attached) so Nutec sheets and then mmx12mm vertical slats. I need a price for the super structure, foundations, walls, drywalls, ceilings, plumbing lines and electrical lines (fittings I will do), gutters and ceiling. I need help with a renovation at our home. it will include: Retilling, kitchen countertops, aluminum stacking doors, dicking outside, boma build, and some landscaping. On the existing property,we want to add ground and 1st floor in the from and side of the house. Ground floor additions consists of a large kitchen, bedroom, lounge, dining ,game room. 1st floor consists of main bed with ensuite, gym room,guest room,study room, TV room and another bedroom. Flat Roofing is corrugated sheets with high walls.On the plan,the red pard is the existing part of the property.
It is a four bedroom house but two bedrooms are too small to such an extent that built in wardrobe cannot fit in. I would like the existing garage to be turned into master bedroom. Passage or corridor is too small for two people to walk pass each other. I would like the four bedrooms be turned to three bedrooms with bathrooms each and the fourth bedroom must be the existing double garage.
