Is it cheaper to build or buy a house in South Africa in 2025?
The short answer is that it is cheaper to buy an existing house in South Africa but every year less so.

I want to modernise the interiorof my house, make it more of an open plan and more appealing and amongst my existing structure, I want to have a room that I will chhose as my main bedroom, that needs a pros'help ofcourse, because currently I do not have any idea how I can shift or remodel the olan around. Lastly reason I need a quote is know roughly the cost.

I am extending my kitchen into a scullery area of 5SQM, then wall which separates it from an open area of about 16sqm which will be my living room. There will be entrance hallway extension of 6sqm which will lead from my current front door to the new front doorway. The current kitchen sink will be moved into the scullery area.
1. 14m plus 11m in an L shape x 1.2m terrace wall in backyard to level the area around the existing pool. Yard is sloping down from the side of the pool to the rear boundary wall. Can send a photo. Need a budget quote. 2. A Boma/firepit 4.8m x 4.5m and 1m deep. Must have built up seating on 9m of the wall. Fireplace 1.2m diameter in the centre. With workspace i.e. lintel shelf or table on one wall 4m long by mm wide.
It’s a main house and granny flat
Free standing double storey house to be built with pool and pool house, total area of m2. Awaiting engineer to assess connection point for sewer line (on an empty plot) before architect finalizing plans for approval but complete draft & 3D images available for the final plan. Intending to build out of pocket and will buy most of my own materials for the construction. No strict timeline. Project possibly to be commenced mid next year plus.

Some places on my roof leaks when raining. One of my bathrooms has a flat roof and there is no exit from the ceiling. The bathroom has old ceiling board which is cracking and starting to show more leaks. Also leaking through the vent above the shower. When raining the entire ceiling gets wet and the floor. Some other parts of my house too. Also in my daughter's room with wooden floors. Also leaking directly above a light switch which makes the power trip.
