When do I need a building permit in South Africa?
In South Africa, building applications for the construction of property and land use are highly regulated.

We would like to remodel and extend a 3 bedroom house into a 5-6 bedroom double story home. Upstairs we would like to have 3 bedrooms, all with en-suites and two with walk-in closets and a balcony as well as an additional lounging area also with a balcony. I need a few changes to an existing plan 3 bedrooms 2bath open plan kitchen/living Veranda and single garage Cost per sq m on these changes and municipal approval? I need plans for a house on 3 levels, bottom should be a double oversized garage with storage in the back and a large rumpus room to the right with a mudroom on this level. The middle floor is the kitchen, living, dining area. I want a butler’s pantry and a powder room and a large deck that will form a carport over the garage doors. Top floor I want 3 bedrooms and a study with ensuite and walk in robe to the main bedroom and a second bathroom. The house does not have a nice floor. Proposing changes such as 1. converting two bedrooms into garages 2. building an upstairs section above to provide bedrooms for the kids 3. converting old bathrooms spaces to the laundry rooms, guest bathroom 4. redesigning kitchen and scullery, add pantry 5. add a covered sitting area at the front and back of the house 6. redesigning master bed
