How to choose the right architect for your house plans?
This four-step process should help you find the right architect for the job of drawing house plans.
The building has already been done but our architect disappeared on us (we have reported him to the Architect's Council and the police as we had paid him for the work) and we now need a new architect to draw the plans and submit for approval. We can provide the drafts that the previous Architect had e-mailed us.

I have existing house plans and council drawings. This townhouse is part of a sectional title and they would like to see what it will look like before giving approval. I would like to change a carport into a garage that has to follow a specific brick design, move a gate about 1m, build a new carport, and build a bathroom attached to the house. I would also like a 3D design that includes solar panels on the roof.

I would like to move my existing boundary wall approximately 4.5m closer to the street (to the boundary of my erf) to enlarge the inside yard space. I have existing building plans (hard copy and scanned version - attached), but the quality is not great and the drawings are quite old. I would like to apply at the municipality to move my existing wall to the proposed position, but not sure if this can be done by indicating it on the old building plans, or if new plans need to be drawn up. I would like to request a quote, either way. My erf is approximately m2. The main building, a 3 bedroom townhouse is approximately 85m2. The second building is approximately 60m2, a double garage and small living quarters.
I was recently made aware that the carport which was built next to my house by the previous owner was not updated on the building plan, nor did they get approval for it. The building inspector informed me that they consider it to be a garage, not a carport, because it is attached to the boundary wall and my original garage and has a door in front, effectively enclosing it on 3 sides. This job comprises creating architect plans and the gaining of planning permission for the two alterations showing in the attachments. The first comprises the construction of two additional en suite bedrooms over a garage. The latter comprises the construction of a basement done underneath the existing patio with an office space underneath the current dwelling.
