We would like to convert our garage and outside room into a flat. The outside room currently has a toilet and shower, but we are looking at extending it into the existing garage. I would like to get a rough estimation of what this would cost us, and it would be great if we could get some quotes to have this done.

It is a 50sqm house 12.5 x 4 m with a height it about 3 meter With or without the verander which is shown in the image I will send upon request which is about 20sqm The roof is IBR sheets and using a sandstone block. Also' the foundation is using a maxi diamond that will blend with the sandstone block It is completely off-grid. So air source heat pump, 5kw hybrid solar system to increase battery capacity. Septic tank, water tank system and storage. Internal walls are metal stud drywall around the bedroom only. Aluminium windows, as per image and standard aluminium doors for the bathroom and wood door for the control room. Barn sliding door for the internal doors. For the foundation, to use polystyrene as an dpm as the floors will be screed/cement rustic vibe. Plumbing and electrical will all be on the inner of the outwalls using metal conduit for the electrical and copper for the plumbing so it's easier for labour and also rustic. The electrical on the drywall will be within the walls and those can be discussed later on. Drainage will be in the foundation to also keep us from having to life the floor to allow drainage. The entire build is first step to eventually consider building the main property at a later stage so trying to keep the costing down as much as possible while we develop the land and build funds for the main house build.

Hello ,trust you are well, how much is to write a house plan and also build the same house.. I want a house with has an upstairs on one side 8bedrooms a dining room , sitting room, one room with an ensuit and walk in closet, 2 bathroom that has both bath tub and shower. I want also theatre room, indoor swimming pool and a jacuzzi that has a bar and space for chairs, the pool must be closable, the doors must be able to open as a whole at that area and also closable(more like sliding door but not exactly sliding door) Outside i want a small area for kids play ground that has swings and other kids play stuff, allong with kids swimming pool that has a cover on top for shade, and 2Rondos plain inside ...2 other rondos that has 3bdrooms, a sitting area that's open and has a kitchen and a bathroom wich has both bath tub and shower.

Hi we are buying a sm piece of land and are looking for building quotes/estimates. We want to do things properly but are open to exploring more cost effective ways to get similar finishes as we want to maximise our budget. I have attached an example of what we would be looking for, high ceilings, open spaces with 3 bedrooms, 1 ensuite, 1 communal bathroom and 1 communal toilet off the lounge and a 2 car garage. I'm reaching out to ask if there's any reliable builder or construction company registered with NHBRC. I've been approved by First Home Finance and need a registered builder to move forward. As per the approval letter, I'll need to submit a contract agreement with the builder. The funds will be paid directly to the builder for labor and to the hardware store for materials.
