When do I need a building permit in South Africa?
In South Africa, building applications for the construction of property and land use are highly regulated.
We are finalizing a purchase of a 3 bed plus extra room that can be used as a guest bedroom. Currently there are 2 bathrooms and an external toilet. We would like open up the sitting area to connect with an open space which we would like to convert it to our new dinning. Then convert the current dinning to our kitchen and the current kitchen to an extra bedroom, extra bath and also make space to increase size of the current bathrooms. Remodelling our current study (which is attached to our bedroom) to a decent size walk-in closset with a study section. The other extra room part of it will make space for a laundry room add the rest will be used as entertainment/playroom and/study room. We would also like to add a one room domestic (stand alone)with a shower and a toilet.
* I am planning to build a 3 bedroom house in Lesotho. Preferably I wanted a double storey house but upon reading some articles on the internet I heard it's a bit expensive than single storey house so I resorted to single storey house. While checking some sample plans on the internet I came across a sample that I think it's closer to what I want. I have attached that sample plan althogh I with to make some modifications on it. That is turning a 4th bedroom into a gym since I want a house with a gym and 3 bedrooms. In terms of cost I wanted to build a house not exceeding a ceiling of R1,,.
Good day. I would like a cost estimate for architectural plans to construct 9 apartments on a sqm plot. There is a sqm house currently on the erf which will form the basement 7 bay parking area, laundry room and "club house" with 4x70sqm (2bedr) apartments on 1st floor, 2xsqm (3bedr) and 2x60sqm (1bedr) apartments on 2nd floor and sqm (4bedr) "penthouse" on 3rd floor. Our garden is a bit untidy and our grass is a mess. I need the grass brought back to life and the garden cleaned and shaped properly before I can start adding more plants. There are 6 plant boxes that my dad built and that soil needs to be redone. We also have a tree that I need cut down to size. The garden is not huge but does require some attention.

Hello Sir I bought a plot on a seaside in Laaiplek Velddrift, about km from Cape Town Central, and will like to develop a 5-6 bedroom house that features everything a beautiful house can have. The house can be divided into 2 separates houses of 3 bedrooms each but just look like one house. The house can go one floor up, and very open for sea view and freshness all around. I have flat roof sections in my house above the kitchen and entrance hall and need to build a pitched roof due to water leaks.I have made repairs to no avail and the cost to waterproof does not warrant the expenditure. I was looking at just building the roofing for now above the kitchen and entrance hall and later turning the area above the kitchen into a study. While having to submit plans i would also like to determine cost of adding a patio to the plans infront of the area C on the current plans (attachment 1) which wraps around to area A (New coverage). The current roof is corrugated roof sheeting and would be used for both the area above the kitchen as well as the patio. Kind regards
