When do I need a building permit in South Africa?
In South Africa, building applications for the construction of property and land use are highly regulated.
I would like to build an out building at 35 montmore rd, Phoenix, durban. And I would like to find out what options I have and how much it would cost. The land is +-50sqrm. And has a bit of an incline. Also if double storey or a basement would be better. The house currently on the site is semi detached, and there are neighbour's all around the back.
I'm looking for a company/companies that can draw up a plan for me for a single-storey, flat-roofed house with 12 rooms (Including 3 bathrooms) with the same design as the one on the attached picture & also construct it for me. I would also appreciate a quotation for the house plan and the estimation for the construction.
Hi, I’m looking to build a 4 bedroom 2 bathroom house with an open plan kitchen / living area and veranda along the front. Area approx -m2. We are looking at possibly choosing a timber home option. The plans below had slightly different sizes. We would have an extra 1m along the back wall and the 3rd bedroom will be larger whilst the 4th is smaller (study) to accommodate. Thank you.
Remodel Backroom, currently it is a one room which we use as a store room and would like to add one room (bedroom),toilet and a shower. Replace the current window with a garage door, open a new window(garage window). On the new room I would to have 1 bathroom window at the back and two 1.5 windows and a door.

I would like to extend n rtp house to 3 bedrooms average 4m×3m with open plan kitchen and living room the existing rtp house i would like to split in to rooms which will be the bathroom and storage room... I will really love to build up like in double storage.. With two more rooms and open pln on top
I want to add a main bedroom with a walk in closet and bathroom on top of our current main bedroom and guest bedroom but in a wendy/logg home type of build to make the building costs as well as building period less. I already know what I want and I have a design I did myself I want to know how much it would cost to make the nessasery changes on the plans and to get everything signed off and approved.
I am a medical doctor and I want to start a private practice. I found a place to rent which is only 1 room, it is 21 square meters in size. it has its own sink and toilet. what I want is for the room to be divided into 2, so that we can have one office and a small reception area for the secretary. I would also like the furniture like the reception desk and a bit of decor in the reception area. then in my office, I would like the table, chair and cupboards for item storage. outside the rental space, I would like a patio, with artificial grass on the floor. the patio will cover an area of about 20 square meters. It will have a glass enclosure with curtains. the patio area will be used as a waiting area for my clients.
