How much does an architect cost in South Africa?
The South African Council for the Architectural Profession (SACAP) publishes "standard rates" based on a price per square meter when using a building cost of R12 500 per m².

We have a three and a half bed-room cottage in Muizenberg Village. Its a heritage cottage around years old, There are no plans with council as they were destroyed in a fire some time back. However there is a heritage overlay. AS much as possible we would like to avoid the lengthly heritage process - so anyway we can work within the law and reduce the need for planning permissions the better. I don't know if this is possble by mainly doing internal changes? We would like to add bathrooms to the cottage, possibly in the side lane if possible, but alternatively within the bedrooms themselves. The cottage has a front and rear garden (with access to the rear garden via a sidelane), so we were hoping to design the house so that it can be split in half to two two-bedroom apartments which can be airbnb'ed. The lounge at the back of the house would need to be a bedroom and the kitchen and back stoep would need to be a small kitchen and living area. Then if necessary a door in the centre corridor could be opened and the house could be used as a five bedroom home.
