I want to completely renovate my house. I have a facebrick house that I bought without doing a proper home inspection. A lot of work needs to be done. 1. I want to build a new boundary wall 2. We have purchased a house in Century City and would like to have it painted inside before we move in at the end of October. We will need the walls, Ceiling, skirtings and doors painted. Ceiling and skirtings should be white. Doors Grey and walls off-white/grey. We need to still choose the paint colours . We require a quote from a reputable painter for this job.
The current house inside walls must be removed to create one big open plan. The roof re structured. The current garage and outbuildings must be converted into a one bedroom flatlet with small kitchen. A workshop will be added to this at the back. New addition with a TV room and three ensuite bedrooms will be build onto the current house. Attached find current house plans as well as a plan for the new project. The specifications are as follows: Cemcrete or relevant floor, no floor tiles. Structure build with light clay stocks to be washed and sealed with limited plaster and paint work. Open roof trusses painted white. No solar or electrical geyser only Gas geysers for all bathrooms and kitchen. Gas stove for main house kitchen. No stove for flatlet. Covered patio. Windows to specifications. Lights and fittings to specifications. No baths for the 4 bathrooms only showers.
KITCHEN: water inlets put in for a washing machine and dishwasher and the electrical plug point for them, kitchen walls painted correctly, curtain rail put up above window. BATHROOM: most crucial is painting**, then - put up a curtain rail above the window, (potentially bathroom redone - new toilet, bath and sink). GENERAL: light bulbs replaced in 3 rooms (2 LED bulbs per room), floors need replacing throughout apartment - tiles - but we would like advice (55 sqm apartment).

Converted garage. 1 wall, has a french door in the wall, hoping to stop damp on either side of door, each wall approx 2m. Damp (flaking plaster outside and mould on inside wall) up to approx 2m high.
Floor that will provide warmer underfoot than tiling. We have the top vinyl laminate at the moment. the kind that is not glued down. it could not stand up to a thorough flooding these last storms. waterlogged and curling at the edges, strips of vinyl coming off in the heavy traffic areas. What to replace it with ? Insurance claim involved
