Do I need an architect if I want to build a house in South Africa?
A professional that is registered with the South African Council for the Architectural Profession must submit the building plans before extending, renovating or building a home.
I plan to renovate as follows: Alterations to the living/dining/kitchen area of the home, effectively involving 1. The removal of three walls 2. Minor extension of three walls 3. Conversion of the ceiling to an open gabled interior 4. Replacement of the vinyl flooring with a polished screed. 5. Addition of two windows and one set of double doors The sketch plan attached shows the area planned for renovation. Boundary Wall Extension of the existing boundary wall at both north and south ends and the cladding of the existing precast wall with charred timber. Also includes addition of two new motorised gates at these north and south ends to allow access and to provide the 25% permeability required. The wall is to be 1.9m in height. Garden Shed A timber-floored, 5m x 3m garden storage shed, constructed of treated timber and corrugated iron cladding and roofing, with a shed roof of maximum height 2.65m at its highest point. For all of the above, I would require - Council Drawings - Energy Calculations if required for council planning approval - Structural Engineer’s input if required if required for council planning approval - Door and Window Schedule if required for council planning approval - Council submission and tracking of the application to achieve approval.

We bought a property without plans. The improvements on the property cover about sq mt of a 1 sq mt stand. The improvements consist of a 5 bedroom house, 3 bedroom house, staff quarters, a storeroom/salon and a double carport. The 2 houses and staff quarters is connected - one building. The carport and adjacent building forms another unit. I need a quote for drawing plans to the satisfaction of the Municipality of Mogale City.
We would like plans for our house, but would like to build it in two phases. The first part would be a small section on the house, with a small kitchen and living area, one bedroom and bathroom and then a loft over one side, which could act as a second bedroom. I would like the plans to have a second phase which would include a bigger living area, three more bedrooms on a second floor (one of those being the master with an en-suite bathroom), and a small laundry room.

I want a 6 bedroom house with 2 kitchens, modern design. I want some angled walls inside the house, not just square straight. The house must must have a double slanted roof. I want the walls to have some cladding and a full glass wall somewhere. It should be a 3 garage home with enough bathrooms and very high ceilings in the open plan kitchen, dining, and living room, also in the main bedroom I would like high ceiling. I want a home library (office-like), but with a couch and quiet area. The rooms must be of bigger than average sizes, especially the bedrooms. Total land area is m2
Good day We are considering building on our garage (bedroom and bathroom) - checking the requirements of the existing structure regarding load capacity, potentially reinforcing foundations/walls and getting municipal building plans approved. Or any other requirements that I might not know of. Currently, we'd like to know what the costs will be for the plans (if the foundation would allow the building of a second storey) as well as the projected costs for the project.
I have a flat in Fourways bloubosrand that has cracks on the walls between the roof and the walls all around the flat. I have tried fixing then with cement but they seem to appear and disappear. I want to find the root cause so the disappear for good. I am in need of someone to examine the wall so i can bring the findings to the body corporate.

Hi, I have the approved current plans of my house on PDF. I am wanting to convert the garage into a granny flat. I have drawn the plans on what I want. I took civil /Technical drawing in high-school. So I just need them to be re-drawn to spec. I will submit the plans myself, so I just need them draw by a registered Draughtsman. Garage is currently 33m2 It will be expanded to 49m2 We have an existing carport on plan, that the addition will be built under.
