How long does an architectural project typically last?
Let's go over the timeline for the construction of a new family home.
We are renovating and extending our house. We are breaking down all internal walls to create an open plan design, extending the braai area roof and building a bedroom, walk-in closet and master bathroom on top (Adding a floor to the existing ground floor) of the existing bedrooms. Also changing the layout of the 2 existing bedrooms and adding an on-suite bathroom to each.
The house has two levels: Level 1, garages and front paving area and Level 2 is garden and main house where stair-case leads from the gate. In order to increase the bottom parking area we need to extend it by excavating the adjacent garden area which is about 2 meter high from the bottom and to straighten the staircase. The work includes excavation of garden and removal of sand & breakdown of the existing staircase and retaining wall and removal of rubble, and then building the new retaining wall and staircase according to the engineers specifications: building plans and engineer's drawings are available to see onsite.
Ok so I want to pay cash for the build, but don't have huge budget, so want to get a builder to do it in stages. ALL bricks (maxi bricks), sand, cement, windows, doors, bath, toilets, showers, basins, zink, tiles, tile adhesive, paint will all be free issued
Building a freestanding house in Hermanus Double story, 4 bedrooms and 3 bathrooms. Exposed truss slanted roof. Roof truss spec.ed at x50xmm or closest standard. 30 trusses in total. Only need the shell and smoothed screet floor throughout - no other finishing required. Facebrick outside and plastered inside. All electrical conduits with box endings need to be chased/installed. Need a ballpark figure per sqrm for building unfinished. Still finalizing building plans. Must be NHBRC registered
6 bedroom double storey house, master bedroom on 2nd floor with ensuite and walk in closet and patio, 3 bedrooms to share a separate bath, shower and toilet. 1st floor with spacious double garage, open plan lounge, dinning, indoor and outdoor living, a spacious kitchen with a scullery, 2 ensuite guest bedrooms and separate guest toilet
Good day, I would like to enquire about the house plan and building plan in the rural area in Mount Aylif Eastern cape. It's my first time in building, so I have no clue what's required but 6 bedroom house with 4 showers , can be normal house or double story house and 2 normal flats with shower each on the side. I own a 2-bedroom flat in Morningside, Durban. I'm looking to have new carpets laid in both bedrooms, the kitchen floor redone (tiles? open to advice); taps in en-suite bathroom and kitchen replaced with heavy-duty industrial quality fittings. There also appears to borer damage to certain of the built-in cupboards, so I'd prefer some advice there too, and some wall tiling repairs to be done. I'd like to do a walk-through inspection with your principal to get an idea of what the project would cost, and an idea of how soon the job could be completed. I'm having fumigators in tomorrow, so perhaps Friday would be a good day to inspect the unit for quotation purposes. Assuming the quote is accepted, I'm looking get the entire project completed by end-September.
