The roof needs to be replaced and we would like to add a room in the roof to act as a study. There is a high pitch, so the roof beams should mostly not need to change. We would possiblyy like to add a sunroom over a section of flat roof. Most of the roof is a hip and valley shape. We would maybe want to change one section to a open gable to allow for more head space. Attached is an image of the front of the house. The flat roof section is a bay window addition and is in the darker grey colour. The section of the roof closest to the road is the part where we would maybe want to change the shape of the roof, depending on costs.

Attached i saw a plan you guys already draw , may i use it ? here is more details otherwise stand no I am looking to build a compact, cost-effective timber frame home in Brenton on Lake and would love to get a rough estimate or cost-per-square-meter from you based on a preliminary concept. My goal is to build a modern "micro-villa" on a tight budget. To keep costs down, I want to keep the footprint small (around 60 sqm internal) and use standardized materials, while still achieving a great aesthetic. Here are the basic specifications for the build: Design: A U-shape layout centered around an open wooden deck. Size: Approximately 60 - 65 sqm internal, plus a 14 sqm central courtyard deck. Layout: * Open-plan kitchen and lounge in the center connecting the two wings. 2 Bedrooms (one in each wing), each with its own small en-suite bathroom. Foundation: Elevated off the ground using CCA-treated timber poles to avoid expensive concrete/earthworks on a slope. Roof: A simple, low-pitch mono-pitch (lean-to) IBR roof, hidden behind a parapet wall to give a modern "flat roof" look without the waterproofing costs. Cladding: Flat Nutec (fibre cement) boards painted a dark color (for fire resistance, low maintenance, and cost savings). Glazing: Standard-sized aluminum sliding doors facing inward toward the central deck to create a "glass wall" effect without the cost of custom glazing. No expensive frameless glass. Plumbing: All wet areas (both bathrooms and the kitchen) will be aligned along the back wall to centralize plumbing and save costs. Enlarging the main bathroom Replacing the boudary/retaining wall between No 25 and No 27. Redoing the roof - replacing the roof sheets and then water proofing Replacing the main bedroom outside door Servicing the boards in the pool and the garden areas. Perhaps expanding the windows in the office wall to make them bigger The Main bathroom needs attention.An architect will have to draw up the new bathroom and incorporate into the current approved plans. The news plans must be approved by the Council. This may take some time. I think that we need to at least chat to the architect and then decide from there. *Boundary Wall* . The boundary/retaining wall must be replaced. The current vibracrete wall is not a retaining wall and the neighbours yard is up to 1.5m high against the wall. Bruce wasn't sure whether the retaining wall must be approved by council or not. He suggested that we ask the architect when he/she comes for the bathroom. I have already been in touch with the owner of No 27. She has agreed to meet with me next week. *The Roof* There roof sheets need to be replaced. They are very old and rusty. Bruce advises that we can just apply waterproofing, but that just delays the inevitable. The cheapest long term solution is to replace the sheets and then waterproof. We agreed that the roofing should only be done when the bathroom alterations

about 20 years ago I had plans approved by the previous Tongaat Town Board to extend my servants room with an extra room and build a double garage on top. I had the extra room outer walls build and everything stopped there. Serious life changes has now forced me to relocate my family and I have to complete the building process. To save time I will no longer extend the single garage to a double garage. I've already had the xtra room below covered with block an beam slab.
