Yes......I want to extend the kitchen and side views and add rooms,also with one room in top with single stairs....and I. Want to also build on top of the wall fence fortunately it's manucipality side..... the extension I want it to be flat concrete slab for the roof..... three rooms extension with opening to the lunch which will be making the 4th room......the red lines are for an approved plan but I'm no longer interested in the same way but more similar to this .....all the red lines I want them to run until the wall fence the lounge and and the extension kitchen I want it to be rooms
We would like to get an idea of pricing in terms of architectual drawing for a 3 or 4 bedroom house, total open plan concept for the living room, kitchen, dining room opening up to a patio. Spacious rooms with ample cupboard space, 2 full bathrooms & a guest toilet, a walk in closet or open plan closet for the main bedroom, bringing in as much light as possible into the house. Single storey with a no ceiling structure.

Hi there We are wanting to host a Christmas type lunch for our guests as well as guests from our surrounding self-catering accommodation providers who don't have the facilities to hold a Christmas social. The focus is on a family friendly day that is casual yet traditional ISH, offering lunch and fun filled activities to go with the surroundings and activities our venue offer. Like biking, hiking, swimming, river tubing, pony rides, jumping castles and other kiddie based activities We have a venue and equipment that can host about 80/ people so we would have to consider renting other tables and chairs on the day perhaps but for now I am looking to focus on the food offering as a lot of the guests will be presold and booked before the actual event, we have to consider the guests will comprise of both adults and children and a vegetarian offering should be made available if at all possible, the focus is on family and friend quality time and enjoying the day as a whole so the catering should be easy hassle free and somewhat more casual. We do have a functional events venue with mess and kitchen...with both inddor and outdoor serving areas in the form of a chapel as well as a large deck off our bar venue, so weather is not a HUGE obstacle, we also have access to staff that we could utilize on the day as servers etc but all catering offerings would be appreciated and considered. I recently purchased a new home. There is about 80 m2 of the house I wish to remodel into a flat, for rental purposes. The house is set out in such a way that this area can have its own entrance, and be complete private. This is the idea I do have. The area is a big open area at this stage (imagine a big hall) and it is part of the current house with roof and wiring. Please note I do have a corner home. So there is a lot that we can do, I simply need your expertise in what would be the best possible solution, and stay with in the rules and regulations. Also an update on the building plans would be required in order to add the possible adjustments. I do have the current plans. An onsite visit will be needed to provide ideas and then if all is in order, the new plans need to be drawn. I do require an estimate for the onsite visit and the possible plans.
Have drips and drabs of approved plans. Would like to have everything on one council approved plan. Lapa and storeroom might have to be demolished if it cant be legally classified as outbuildings. Would like sensible suggestions on things to improve e.g. making my hatchback garage a normal length garage, adding an outside braai place, changing the street facin boundary wall so that its not triangular with hiding places for potential criminals, updating the windows etc. Potentially add staff quarters on top of garage.
