How long does an architectural project typically last?
Let's go over the timeline for the construction of a new family home.
1 garage with 2 floors [floors needs skimming or leveling, tiling or epoxy or vinyl floors, cupboards to be put in place], 1 bathroom - convert whole bathroom into shower. 1 bedroom has a 3m window to be removed and closed up. Main house and garage have structure cracks and plaster cracks, needs fixing, full interior paint work to be carried out.
We prefer a newtec type of house but are uncertian if a brick wall house or nutec home are beter.First time building a house.Stand size square meters.house for 2 people.2 bedroom (Not to small)1 bathroom(Big enough for a shower,a bath basin and toilet.open plan kitchen,lounce and diningroom.The plans on attatchment are plus minus what we want.The kitchen on the plan must just move as shown on the hand drawing made.
A small addition to a house in our yard. Similar to the image. There is an existing cement floor, and 1 wall that is one of the walls of my grandmother's house. So all I need is 3 walls and a roof. And obviously a door and a window and an electrical plug. Maybe a 3m× 6m space. Not sure how many sqm that is.
We are adding on a braai room. The braai has already been built onto our existing deck, and we are now looking for someone to build the roof and windows/doors, raise a small section of the deck floor, replace the flooring with an indoor board/tile, add on a small section of deck outside the braai (repurposing the existing deck boards), and adding a standard door from our house to the braai area. Essentially, we are looking for someone to enclose the braai area. The plans are complete and we are working with a local PRINGLE BAY based architect who is very open with communication should you have any questions in the quotation or building process. We are looking to start ASAP and to have the project completed by the end of November. In hopes that we find the right builder, we have other projects lined up as well. There's an electrical fault in our home in regards to heating electrical appliances like (i.e. 2 hotplate stove, microwave, kettle) that get damaged when plugged in 3 specific wall sockets on the kitchen walls. This normally happens 4 months after the purchasing of the appliances.The 4th wall socket in the kitchen isn't giving any problems as it is used to plug the refrigerator only. All other appliances utilized in other rooms in the house don't get damaged as well as the heater which is frequently plugged in the lounge area.
When it rains, water has no drainage and get absorbed through the adjacent building wall. Water front the bathroom shower also leaks through the tiles up the adjacent walls. Need a small cupboard to house the electric DB box. Drainage for the washing machine. New stove connection to the existing 3 phase plug. Curtain rails
Good day, Can you please provide me with pricing for plumbing. The property was vandalized. It is a three bedroom house, with kitchen, 2 bathrooms, 1 scullary and an outside bathroom/toilet and the following had to be done:- Installation of Copper pipes for water system including PVC pipes. Installation of pipes and toilets x 4 and basin's and taps x 3, pipe work to install sink in kitchen and gas geyser just outside kitchen. Link all pipes in the house to council water supply.
I have a very old geyser, which I’d now tripping the electricity. Probably need a replacement but was hoping for a water heater that’s not as expensive as replacing an electric geyser. Any suggestions and I need the cost of doing anything please? I need hot water in my bathroom and also in my kitchen. Bathroom has a bath and a shower.
I am a psychologist and need an AC unit for my consultation room. As far as I can guess, the room is not bigger than 20sqm, may even be a bit smaller. The AC unit must be of the inverter type and not too noisy. I will appreciate 'n brochure/website/ which will enable me to view different makes and models. A visit by a representative after I received the information to assess the placement of the internal and external units will also be appreciated. I currently do not have any preference in terms of makes as long as the unit will be backed by a manufacturer's warranty and is recommended by you.
Indeed to build a second story patio, loft style and then put a flat concrete roof that has an extension front the patio to the house roof with stairs inside patio and balustrade safety because a very energetic toddler. And the concrete roof must be strong enough to hold a pool and some outdoor lounger area and outdoo kitchen and garden with lots of palm trees and other plants. Keeping in mind that in the so so far future I would like to add my bedroom in that space or other bedrooms since I will making an open plan on the main house open plan kitchen taking down one of the small bedrooms to make way for a dining table and another bedroom I will open to make my main bedroom en-suite and walk in closet. The bathroom will be merged into one (the main house bathroom) and an additional powder room upstairs with a double shower, double basin and 2 toilets…. And downstairs on the kitchen side I want an outdoor toilet with basin and shower but shower must be separate but co-joining and must be locked as it will be a guest shower.
