The intention is to build a high -end market self catering chalets, roughly 8 three bedroomed with one building(9th structure)serving as the admin quarters. Currently the plot is vacant but a construction company has already been appointed while some administrative necessities are being complied with at Municipal level. Existing asbestos roofing needs cleaning, some sealing and painting. Exterior walls, barge boards and facia boards need painting. Wooden doors and windows need varnishing, all window putty to be replaced. Property has two buildings i.e. main house + outbuilding. Work to be done on both structures. Boundary walls also require painting.
1.) Remove existing section of Aluminium Extruded gutter. (~3m) 2.) Remove existing rotten barge board/facia board (~ 40mm x mm x 3m) 3.) Replace (2 above) with new piece of barge board/facia board (~40mm x mm x 3m) 4.) Treat with Creosote 5.) Replace Aluminium Extruded gutter (~3m, removed in 1) with proper slope. End of job scope
Recently my EL on the main DB has been tripping. There is a grid typed inverter(installed 6-8 years ago) with neutral and earth internally bonded before this EL, that has it's own DB board with it's own EL downstream of the inverter. Problem varies in frequency but becoming more frequent. Main DB and EL runs the house. Stove. Geyser. Rooms etc.
Good day, We are the managing Agent group for a property in Wellington, SA. There are Three Units on this yard. Two of the Units have reported maintenance issues. Can you please assist with quotes on the following issues. Quotes needed from 3 x Contractors/Handyman's please. - Unit 1 - separate Quotes for each issue in this Unit. Quote 1.1: Bedroom Light - Light will not turn on. Bedroom Floor/Tiles - Cracked floorboard as well as several soft spots in the floor. Quote 2.1: Bathroom Tap - Once tap is opened it will not shut off. Quote 3.1: Outside Drains - Drain not working. Will not drain as it is higher than the gutter. Filter is not in and cannot be put in. Quote 4.1: Outside Roof - The fascia is rotten under the gutters. Gutters is also broken. - Unit 2 - separate Quotes for each issue in this Unit Quote 1.2 BATRHROOM: Storage cupboard - Door came off and hinges damaged Bathroom door handle - Broken Quote 2.2 ELECTRICITY: The electricity trips each time I put the geyser on - but only if the kettle or microwave was in use. If the kettle or microwave/airfryer is not in use, the electricity does not trip when the geyser is put on.
Recently had a Mercer inverter installed. Can't understand why green light stops and goes on all the time. This is the 2nd set of batteries he got for me. He doesn't get back to me. I am on pension and have been badly let down and taken advantage of. I cannot afford to pay a large sum of money for a call out. I just need advice please. Ensure that outside the fence, there is no trees hanging over the fence and grass must be cut about one mitre away from the fence. Minimal formative pruning will be performed by the contractor as part of general garden maintenance during the growing season on all trees and shrubs.
