When do I need a building permit in South Africa?
In South Africa, building applications for the construction of property and land use are highly regulated.
I am the owner of House in Edgemead, Cape town, and I am looking to build a storage unit that will provide additional space for my personal Business needs The storage unit I envision would measure approximately [+/- 50 Square meter] and should be designed to withstand the local weather conditions. I am also interested in incorporating certain features such as adequate ventilation, Solar System, security measures, and convenient access points.
I need an architect for building a church building. We are planning on buying a property and need the architect to assist with the feasibility report for the property. They will need to work hand in hand with other engineers etc that we have also appointed in order to assess this property before purchase. Once that has been resolved, we will then need the architect to assist with the design and submitting of the plans to council. We basically need someone to fully project manage this project as well.

TVET took a decision to standardize all Sites’ entrance areas (Receptions), Staff Rooms, Kitchen, and Ablution Facilities and bring about brand uniformity by adding touches that are representing our brand in a unique way. The 3D renderings are necessary for approval prior to the commencement of the project. I have an exiting plan that has expired. The updates/addition for the plan, is to add a bedroom and bathroom, which will extend out into the backyard and add a spiral staircase, that leads to the second floor. The house, has two levels and would essentially close off the top section from the bottom section, hence the additional staircase, but space is quite limited, do figured spiral staircase would work best.
We have water pooling in our back yard and front yard after heavy rains. The water stays for about 3 days after each rain due to slow drainage, and is about half a meter deep. We are wanting a quote to see how much it would cost to put in a drainage system, or how best to rectify the pooling. The start date would depend on costs, our budget, ect.
I would like to modernize and furnish a 2-bedroom/2-bathroom apartment in Sea Point for personal use and potential short-term rental when I am not in Cape Town. My taste/style skews modern, minimalist (I will provide photos of other houses/apartments). I will need to completely furnish the apartment and am looking for layout, design ideas, and interior styling/decorating ideas. I work from home when in Cape Town so 2nd bedroom needs to function as home-office, and it would be ideal if it could also be used as a bedroom for guests. I want to do full renovations on the kitchen and the bedrooms. This includes kitchen cabinetry, flooring, etc. I am currently in Cape Town but will be returning to the property in round about two weeks time and would like to arrange site visits from the 30th of June to discuss and answer any possible questions.
This has been a 23 years project build. And now is the time to call the professionals. I ideally want to make the house more practical and natural light positive. It must be modern and feel homey at the same time. High sealings with exposed beams, lots of sunlight must expose the beautiful interior design.
