When do I need a building permit in South Africa?
In South Africa, building applications for the construction of property and land use are highly regulated.
I would like to extend the house that i bought in an Estate in Centurion. The house is a double storey and i need to add a bedroom downstairs. I did hire an architect and have made the first submission to the Estate for approval. The plan was not approved and it came back with many corrections. The architect is taking long to make corrections and I would like to be assisted with correcting the plans in line with the Estate's requirements. I need to start with the building as soon as possible.

Good day, I am looking to build an AirBnB at a hillside plot in St Helena Bay (St Helena Views). The plot is amazingly situated - has the hills as its backdrop and sea view in front. I am looking to quickly build a small home which has large window walls/sliding doors and a deck. Minimalistic with lots of natural light. The hillside has a bushveld/dry/fynbos feel to it so I would like to create a space which compliments this. - The plot is m2 but the living area should be no more than m2 at the top most part of the property - There is a slope (i was thinking instead of excavating, one could use stilts to maintain the aesthetic) - Open plan kitchen, lounge downstairs - Large bathroom and bedroom leading to the deck where I am planning to put a hot tub for now. - Flat rooftop area just for views. - The estate only allows brick and mortar, and alternatively, nutec. They would allow wooden framing. - Cost effective Please see a few of the ideas attached. These buildings are larger. I am looking for a way to make get the same feel but on a smaller scale. Dear Sirs As previously advised we wish to constructions an off street parking area at a private home - this will require excavation work of +-- 60sm ( max depth from 1.2 metres graduated down to street level) wall retention, and the construction of a 'T' shaped carport footprint. I would like to convert our garage into a room that doubles as a home office/gym. i.e. home office during the day, gym in the evening. The idea is to end up with one large room after the following has been done: 1. Seal off the garage door 2. Add a frosted window to the sealed garage door that opens (for fresh air) 3. Add 2 large windows and a door on the adjacent wall Outside the garage is a covered open parking which I would also like to convert to a closed parking as follows: 1. Add a large gate to make it a closed parking 2. Add metal bars on top of the adjacent durawall similar to the ones on the opposite wall
