We bought a property without plans. The improvements on the property cover about sq mt of a 1 sq mt stand. The improvements consist of a 5 bedroom house, 3 bedroom house, staff quarters, a storeroom/salon and a double carport. The 2 houses and staff quarters is connected - one building. The carport and adjacent building forms another unit. I need a quote for drawing plans to the satisfaction of the Municipality of Mogale City.
We would like plans for our house, but would like to build it in two phases. The first part would be a small section on the house, with a small kitchen and living area, one bedroom and bathroom and then a loft over one side, which could act as a second bedroom. I would like the plans to have a second phase which would include a bigger living area, three more bedrooms on a second floor (one of those being the master with an en-suite bathroom), and a small laundry room.

Good day We are considering building on our garage (bedroom and bathroom) - checking the requirements of the existing structure regarding load capacity, potentially reinforcing foundations/walls and getting municipal building plans approved. Or any other requirements that I might not know of. Currently, we'd like to know what the costs will be for the plans (if the foundation would allow the building of a second storey) as well as the projected costs for the project.
I have a flat in Fourways bloubosrand that has cracks on the walls between the roof and the walls all around the flat. I have tried fixing then with cement but they seem to appear and disappear. Hi, I have the approved current plans of my house on PDF. I am wanting to convert the garage into a granny flat. I have drawn the plans on what I want. I took civil /Technical drawing in high-school. So I just need them to be re-drawn to spec. I will submit the plans myself, so I just need them draw by a registered Draughtsman. Garage is currently 33m2 It will be expanded to 49m2 We have an existing carport on plan, that the addition will be built under.
We want to extend the current living room and remove the current walls separating the dining room, stoep and living room to make an open plan space. Due to the extension of the living room, we would require additional or new roof. We want to change the front of the house from current flat roof to a pitch roof with open trusses/rafters and isoboard thin ceiling inside the open plan space. The current plans show the extension to be about 53 square meters for the lounge and 11 square meters of current stoep. The span from left to right is estimated at 12.3 meters. We recently extended the garage space and needed the plans updated. The person already inserted the house extensions, but he assumed a lot of things such as the roof having a ceiling and thus drew 4 x columns inside the open plan space. I would prefer it if we can use trusses that don’t require columns and a low ceiling. I also suspect he used the old plan measurements when he drew the updated plan - so I am not % sure of the measurements indicated on his plan.
