Structural Engineer to confirm load-bearing requirements and connection details to existing slab. --- Ground Floor: Guest Room / Study (Retained & Refined) Item Description Guest Room / Study The ground floor bedroom (currently used as a home office and guest suite) is to be retained but may require minor improvements. Purpose This room serves as a home office (daily use) and guest suite (periodic use) – it has a private bathroom, making it ideal for elderly visitors and work-from-home needs. Scope Minor alterations if required, e.g.: • Built-in cupboards or shelving • Lighting upgrades • Door adjustments (if needed) • Painting / finishing No major structural work This room is not being extended – only finished and adjusted as needed. The proposed alterations and additions to the existing residence comprise approximately 50- m² of new and reconfigured floor area (still finalising drawings). The proposal includes the construction of an approximately 50-70 m² first-floor extension over the existing eastern wing (above TV room) of the house. This extension will accommodate two new en-suite bedroomswith the bathroom services aligned to the existing ground-floor wet areas to provide an efficient and coordinated service core. In addition, approximately 50 m² of alterations are proposed within the existing first floor. These alterations involve combining the two existing secondary bedrooms into a single, generously proportioned bedroom complete with a walk-in closet and an en-suite bathroom.
