RENOVATIONS TO ROOF OVER ECC AND SAFE CITY, FIRE DEPARTMENT BUILDING 0.5mm Factory painted IBR profile roof sheeting (colour as per Architect's approval) on 50 x 76mm S.A. Pine purlins fixed to rafters at maximum 1 mm centres on pitch of 5 degrees. Roof structure to be tied down into walls with galvanised hoop iron streps taken down mm(elsewhere). Sheeting shall be drilled and not punched for fixing of the screws. Use "Dunrose" or equally approved convex head screws of 75mm in conjunction with neoprene and metal washers. All fixing etc to be carried out in strict accordance with the manufacturers instructions:
Three areas of roofing:- a) Front Verandah 9m x 3.1m - Three sides have brick wall, front side has three brick columns, requires clear polycarbonate sheeting. b) Back Verandah 5m x 4.5m - Two and a half sides have brick wall, will probably require two columns, requires clear polycarbonate sheeting. c) Carport 6.5m x 3m - One side with brick wall, other side will three brick columns. Requires metal sheeting, or charcoal coloured polycarbonate.

Remove existing outdoor tiles (approximately 40m²). Prep the substrate (cleaning, adhesive removal, ensuring fall/slope). Apply a polymer-modified screed (5–10mm thickness). Apply a UV-resistant polyurethane topcoat sealer (minimum 2 coats). Install an underlying waterproof membrane (torch-on or liquid) if needed or recommended. Ensure surface is anti-slip or has light texture for safety. Work must include all labour, materials, and rubble removal.

Hello. I have just bought a home in Riebeek West and was told that there are no problems with the roof. Unfortunately it is leaking and when looking at the ceiling it looks like it has been happening for a long time. I would like to find out if it has been a problem for a long time and I would like to have it sealed too.
1. That the roof sheets and waterproofing are in a deteriorated state. 2. The sheets show signs of corrosion, deformation, and surface wear, especially at joints and overlaps, with visible gaps that reduce water resistance. 3. The material is cracked, worn, and in some areas has failed completely, exposing sections of the roof to potential leaks during rainfall. 4. Dirt, leaves, and other debris have accumulated in the roof valley and along joints, obstructing water flow, causing backflow, and accelerating deterioration.
Our neighbours built raised their wall and the winter rain was falling on our roof. They did not put in a pipe for drainage until later on and as a result the water remained on our roof as our roof is not very sloped. Since then the think pink material inside the ceiling is soaked and because the gap between the roof and ceiling isn't much there's very little circulation. The ceiling is now hanging in one section of the house and there's leaks in the house. The water also drips down the walls from where the skirting is loose. We now have a dampness issue in the house. When the sun is out the water runs down the walls and leaks in the house. We have metal sheets on the roof at the bottom.
