My plan has one large en suite bedroom, small kitchen a lounge, 2 bathrooms and a dressing room on the upper floor. An entrance hall and staircase on the ground floor. A basement underground. The roof is concrete and has skylights which are protected by burglar guards. The whole house will built of concrete like a bridge. Three small windows only; 2 x for bathrooms and 2 at a passage. Skylights and a number if top and bottom ventilators. Security against looting and buglar is emphasised on plan. Dust also is considered. Only one door. Top door leading to the roof.

I would like to build a 5 bedroom modern steel framed house in a village on a tribal land. I have already bought the land (60m x 30m). I estimate the house to take up approximately sqm as it has to be a double storey. I have attached a pictures to provide an idea of the kind of a home I am looking to build.

Goodday I have drawn a sketch of what I would like I would be happy to send so you can have an idea of what I would like. It's one block of flat containing 2 units on ground floor and two units on first floor each unit is 36sqm in size containing all identical in design. I prefer minimalism, modern architecture. The structure is a two storey beach house in protuding boxes design and large long windows Ground floor height 3.5m and 1st floor height 3.1m 4 ensuite bedrooms with master bedroom having an outdoor open sky shower outside on the top floor
We intend acquiring a farm and rezone it into a commercial-cum- residential facilities, where we are looking at establishing Media Skills Academy in "Video, Film and Television, as well as Radio Production. around Dayton/Cullinan east of Pretoria. Within the visastructure of the envisaged facility to encompass Audio-Visual Studio, lecture rooms. Within the envisaged structure we intend having a fully-fledged studio which will be used a " Production House" and "Post Production" encompassing "Linear and Non-Linear, as well as Final Mixing, as well as Radio Studio and Music Recording Studio.
There are 4 parts: [1] remove bath and shower and build new shower and move toilet; retile area; [2] break through from kitchen to bedroom and build small wall for passage and fit door, possible move of electrical work in kitchen; make good and paint; [3] add new heritage column to veranda and put in new wooden beams and sheet metal roof and make good; [4] remodeling of the existing bathroom - tiling, new bath etc. These 4 items might be done in phases and not all at once, depending on costs.
Need only amount per square metre to make budget. I am thinking of selling my house ( build 8 years ago) and try to determine a selling price. All I need is more or less a tariff per square meter of current building cost to help me to calculate a selling price. This is a normal house in Wildlife Estate. Regards
