Hello Sir I bought a plot on a seaside in Laaiplek Velddrift, about km from Cape Town Central, and will like to develop a 5-6 bedroom house that features everything a beautiful house can have. The house can be divided into 2 separates houses of 3 bedrooms each but just look like one house. The house can go one floor up, and very open for sea view and freshness all around. I have flat roof sections in my house above the kitchen and entrance hall and need to build a pitched roof due to water leaks.I have made repairs to no avail and the cost to waterproof does not warrant the expenditure. I was looking at just building the roofing for now above the kitchen and entrance hall and later turning the area above the kitchen into a study. While having to submit plans i would also like to determine cost of adding a patio to the plans infront of the area C on the current plans (attachment 1) which wraps around to area A (New coverage). The current roof is corrugated roof sheeting and would be used for both the area above the kitchen as well as the patio. Kind regards

I wish to build a flat roof double-storey house with two garages, 5 bedrooms (two of them en-suite), two-room outside house (with toilet), a lapa and a swimming pool. The shape of the stand is not rectangular as it can be seen on the attachment (stand bordered in green line), so some architectural creativity is needed.

New house, modern simplistic design. Approx. 70 sqm is the double storey section and the rest is single storey. 24sqm will be double volume area with a flat roof structure. Included in the sqm is 3 a double and a single garage if approx. 60sqm. There will be 2 staircases leading to the upper level of the house one from the double volume and on from a single garage. On top of the sqm there will be patio are’s of approx. 54 sqm
