We want to add a second story to the northern flank of this building as indicated in "lugfoto_aanbouings". In the resulting 60m^2 area, we would need a bedroom with a east-facing covered balcony and North-facing windows, a main bathroom and a baby-room. We played with concepts of A-frame type roof structures with dormer windows to the north, or a copy of the existing structure's roof on a second story. Short term, we need to know whether the house can structurally support a second story, how long such a project would take and what the cost of such additions could amount to. I have a Facebook house, I want to plaster most of the internal walls. Also want to break down walls between living room, dining room and kitchen to make it open plan. Also want to put island and new cupboards in kitchen and rooms. Want to upgrade/modernise the bathrooms. Might want to add a 4 x 4 meter extension to the main bedroom, so I can also make the bathroom bigger and add a dressing room. At the back, I want to break out some of the windows of the lounge and dining room to add large sliding doors. Want to redo the pool. Want to redo the fence. We will want to build a single property - duplex - One will be the main home and the other for rental. The plot is slightly elevated we would like to go double storey. Land size is sqm - in the village of St Francis - we will be space conscious - ( we have a small apartment in the Netherlands ) so we don’t need expansive or expensive - just good quality.
Our neighbours built raised their wall and the winter rain was falling on our roof. They did not put in a pipe for drainage until later on and as a result the water remained on our roof as our roof is not very sloped. Since then the think pink material inside the ceiling is soaked and because the gap between the roof and ceiling isn't much there's very little circulation. The ceiling is now hanging in one section of the house and there's leaks in the house. The water also drips down the walls from where the skirting is loose. We now have a dampness issue in the house. When the sun is out the water runs down the walls and leaks in the house. We have metal sheets on the roof at the bottom.

We would like to renovate our kitchen using different cupboards and counter tops, preferably quartz or bamboo without changing the plumbing of the area, as well as installing a gas stove. The bathrooms would need a full remodel repositioning the bathtub, toilet and vanity in one bathroom and replacing the bathtub with a shower in the second bathroom.
