A little about me: I am requesting assistance in styling a 3-bedroom apartment working with the layout in existence (no major rehab please). I expect to be closing on this week in a new development (Living/Dining/Entryway/Main Bed areas). My style is modern/comfortable/accessible. I want a two bedroom house built. a lounge that is 9 square meter. A stair case from the lounge to lead to kitchen, bedrooms and toilet / bathroom. Stair case can be 10 steps up. Upstairs a kitchen that is 3 square meter, two bedrooms each 3 square meter each. bathroom 3 square meter separate toilet 2 square meter. See attachment to view what the design should be like
We would like to have a boundary wall built. Facebrick foundation rows with galvanized panels between brick pillars. Two motorized gates: 1 single existing plus 1 double to be supplied with both motors to be supplied. Ideally we would like to reuse the bricks we have in other walls & braai that are to be removed.

Double glazing would be ideal for blocking out loud noise and for insulation as my apartment sits on the fourth floor close to the freeway and Harbour in Durban.
Image attached: 1. Front door with padlock and glass panel above. I would like to replace the timber door and possibly the doorframe (if possible). And I would prefer the clear glass panel to be replaced with a solid panel to match the finish of the timber, inside and outside. Ideally all to be painted a medium sheen-black on the exterior and a neutral colour paint finish inside. There would need to be provision for a Yale handlock and a knocker/with knob on the exterior. Please suggest a design with raise and fielded panels - I am also open to the idea of a stable door.
I have 2 bedrooms with sprung floors that i want to remove and replace with a tile or similar. I am selling the house and will replace my exisitng carpets ontop od the cement. So quote is to remove oregan floors and reolace qith cement. Bedroom 1 is 4x4 m. Will meet a previous floor. Bedroom 2 is 4x5.5m.will meet bathroom floor
Recently my EL on the main DB has been tripping. There is a grid typed inverter(installed 6-8 years ago) with neutral and earth internally bonded before this EL, that has it's own DB board with it's own EL downstream of the inverter. Problem varies in frequency but becoming more frequent. Main DB and EL runs the house. Stove. Geyser. Rooms etc.
I wish to inquire about the possibility of getting a plan drafted for a contemporary loft apartment (80 square meters, full bathrooms for downstairs and loft area, dark grey color pallet with a bold industrial character).
